Position Summary
The Commercial Construction Superintendent supervises and coordinates onsite construction activities.
Qualifications and Skills
- Possess five or more years of experience in the commercial construction industry.
- Demonstrates a comprehensive understanding of construction processes and methods, including a thorough grasp of building codes, design requirements, and accurate interpretation of plans and specifications.
- Demonstrates effective written and verbal communication skills, conveying ideas clearly.
- Strong leadership capabilities, motivating and guiding teams to achieve project objectives.
- Maintains high ethical standards, adhering to company policies and conducting job-related activities with integrity.
- Collaborates effectively with teams, assisting colleagues, customers, subcontractors, and others in achieving their goals and tasks.
- Proficient use of Microsoft Office and project management software and other related applications.
- Diligence in maintaining high standards of work quality and attention to detail.
- Must have an approved driving record, valid driver’s license, and meet insurability standards.

Role and Responsibilities
- Project Planning and Scheduling: Utilize specifications to plan construction procedures, considering start and completion times, staffing requirements, and various building methods. Collaborate with the Project Manager and General Superintendent to determine and implement a project schedule.
- Pre-Construction Coordination: Coordinate pre-construction meetings with the Project Manager, General Superintendent, Owner, and Project Stakeholders to ensure a clear understanding of project goals and alignment before mobilization.
- Procurement and Material Management: Direct the procurement of tools and materials ensuring timely delivery in line with work scheduled. Oversee the delivery of tools and materials to meet project requirements.
- Coordination and Communication: Facilitate effective communication among stakeholders, including the owner, architect, subcontractors, suppliers, and the office team, to ensure a seamless project flow.
- Issue Resolution and Conflict Management: Address and resolve questions, concerns, and issues promptly and efficiently, aligning with project goals and expectations.
- Quality Assurance and Inspections: Inspect work in progress to ensure it aligns to specifications and the construction schedule, upholding high-quality standards, upheld by Kaufman Commercial.
- Progress Assessment and Adjustment: Evaluate project progress based on reports, materials used, and costs incurred. Adjust work schedule and plans accordingly to ensure project advancement.
- Subcontractor and Labor Management: Monitor the performance and quality of subcontractors, suppliers, labor, and equipment on-site. Coordinate on-site labor, materials, and equipment efficiently.
- Regulatory Compliance: Ensure compliance with legal requirements, building and safety codes and local and state regulations.
- Safety and Regulatory adherence: Maintain project safety protocols and ensure compliance with regulations, proactively taking measures to sustain a secure and safe working environment, including appropriate actions in the event of encountering hazardous materials such as asbestos, mold, silica, and others.
- Inspection Coordination and Scheduling (Regulatory and Jurisdictional): Organize and plan mandatory inspections, including local jurisdiction, special inspecting agencies, OHA, DEQ, USDA, and other relevant authorities.
- Testing Coordination: Manage and arrange construction testing and specialized inspections in accordance with project specifications.
- Client and Stakeholder Engagement: Meet with clients to provide updates on project progress, ensuring their satisfaction and addressing any concerns.
- Cost Control and Reporting: Monitor cost control, job costing, quality reporting, forecasting, and productivity to ensure efficient resource allocation.
- Project Documentation: Maintain accurate and organized project documentation, including plans, permits, daily reports, correspondence, as-built drawings, and final closeout documents.
- Policy Implementation: Ensure consistent implementation of company policies, including safety, equal opportunity, quality standards, and housekeeping requirements.
