What are the responsibilities and job description for the Construction Material Manager position at KC's Improvement & Construction Co., Inc.?
Position Statement
The Material Manager plays a critical role in the success of our projects and the company. In addition to making sure materials arrive on time, are stored safely and delivered to the site safely, they provide important support to the project managers.
A Material manager has 5 important responsibilities. Your performance reviews are based on these responsibilities.
Material Tracking, Receiving and Storage
This is a main priority. POs are created for all purchases and delivery dates added. It is your responsibility to update and track deliveries in company software. You will have primary responsibility for receiving, checking and storing all materials as well.
Maintenance and Inventory
The Material Manager is responsible for all office, warehouse, vehicle and trailer maintenance and inventory.
Jobsite setup and clean up
Work with project managers to set up new jobsite protection and maintain clean, organized job sites.
Local Pickups, jobsite deliveries and returns
Pick up local materials as directed by the project manager, as needed to restock the warehouse or as outlined in purchase orders. Work with the project manager to ensure materials are delivered to the site on time. Promptly return any materials as needed.
Assist Project Manager
Other duties as assigned by project manager or other supervisor.
- Visiting the jobsite in the project manager’s place when needed.
- Helping to onboard new subs
- Updatating project calendars, notifying subs
- Picking up permits
- etc…
Performance Reviews: Objectives and Results
Your 60 and 120 Day reviews will be based on these criteria. This is not meant to be an exhaustive list of tasks but a guideline to help with training. Items may be added at a later date.
Much of your training is self directed. We expect you to have a certain competency from your previous experience and to ask for assistance as needed.
Professionalism
After 60 days we would expect 100% compliance with these items.
- On Time (to warehouse, to job site, to meetings etc…)
- Good jobsite demeanor
- Good office demeanor
- Professional Attire
- Responsive to messages and requests
- Client feedback positive
- Staff feedback positive
- Trade Partner Feedback positive
- Research problems and provide solutions
- Set daily and weekly goals
- Provide feedback to improve systems and processes
- Participate in Staff Meetings - come prepared to discuss current and upcoming projects
- Make sure your responsibilities are covered during time off - prepare and make it easy for staff to cover your duties
SOPs, Software Use
After 60 days we would expect 75% competence in these areas. After 120 days we would expect 100% Competence
- Full Use of Construction sodtware
- Full competency with android phone, text messaging and email
- Familiar with all current and upcoming KC's projects
- Familiar with all KC's subcontractors
- Familiar with all KC's Suppliers
- Production SOPs learned
- Learn KC's Cost Codes
- Identify new training opportunities and discuss with manager
Materials Tracking and Receiving
After 60 days we would expect 75% competence in these areas. After 90 days we would expect 100% Competence.
- Can create, complete and update POs
- Can create update and manage To Dos
- Can Create, update and manage schedule items.
Maintenance and Inventory
After 60 days we would expect 75% competence in these areas. After 120 days we would expect 100% Competence.
- Know where everything job and shop related is
- Perform inventory on schedule and replenish as needed
- Store materials correctly in warehouse (labeled, stored in right place, stored safely
- Vehicles are kept properly stocked and clean, annual maintenance is performed.
- Trailers are maintained and in proper working order
- Equipment is tracked correctly and kept in good condition
- Track vehicle maintenance and get it done as needed (oil changes, washing, tires, etc.)
Jobsite Set up, organization and cleanliness
This is a continual effort. However we would expect 75% competence in the first 60 days and 100% after 120 days.
- Properly set up jobsite at project managers direction
- Keeps jobsite clean and organized whenever on site
- Cleans and resets jobsite as directed.
- Can tow and park trailers safely.
Local Pick Ups Jobsite Deliveries and Returns
After 60 days we would expect 75% competence in these areas. After 120 days we would expect 100% Competence.
- Ensure materials are delivered to jobsite before needed
- Makes local pickup before material is needed on site
- Orders local materials well in advance
- Returns materials promptly and ensure refund is tracked in construction software.
Physical Demands:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
The position lifts heavy objects, walks and stands for long periods of time, and performs strenuous physical labor under adverse field conditions. The Material Procurement Manager lifts, pushes, pulls, or carries objects; uses abdominal and lower back muscles to provide support over time without fatigue; and effectively jumps, sprints, or throws objects. The position requires good manual dexterity (hand, hand with arm, two hands) and multilimbed coordination. The position requires the ability to quickly move arms and legs. The Material Procurement Manager must have excellent stamina.
Schedule:
This is a full-time position. The work schedule is Monday through Friday, 8:00 a.m. to 4:30 p.m., 40 hours per week. Overtime requires approval - may include some evening/weekend work.
Travel:
Travel is primarily local during the business day, although some out-of-area travel may be expected.
