What are the responsibilities and job description for the Superintendent position at Keystar, Inc.?
The Keystar Superintendent provides leadership for all onsite operations of the construction project and has authority in directing all things to be coordinated onsite. This individual shall carry themselves in a professional manner a demand the same from all subcontractors and vendors. The Superintendent reports directly to the Project Manager.
Responsibilities:
· Develop construction schedules for the full duration of each project
· Become intimate with project drawings and specifications
· Review and understand all permits and requirements of permits for each project
· Develop site logistics plans
· Ensure site is safe and clean at all times
· Ensure site is locked and secure at the end of each day.
· Maintain and ensure the site continues a professional appearance from the street including Keystar logo signage, and all safety signage.
· Coordinate daily activities onsite with all subcontractors and vendors
· Ensure the project is on schedule and subcontractors are properly sequenced
· Supervise and inspect all work daily for conformance to the drawings and specs
· Check subcontractor layout for accuracy
· Superintendent shall demand the highest quality of work from all subcontractors
· Review and know all subcontractor shop drawings and submittals
· Draft RFIs and send to Project Manager for submission
· Monitor materials supplied by subcontractors and ensure materials conform to the drawings and specs.
· Produce monthly look ahead schedules to be distributed to subcontractors
· Conduct onsite subcontractor coordination meetings
· Produce daily reports
· Maintain a digital photo album of work in place throughout the duration of the project
· Ensure proper coordination with owner’s testing agencies
· Schedule all inspection for the project and maintain an inspections log.
· Ensure all required inspection are done, complete and signed off prior to covering up concealed work
· Superintendent may build temporary aids onsite assisting in the project like, safety railings, wood ramps and/or protection.
· Coordinate with vendor for dumpster and porta john deliveries.
Job Type: Full-time
Pay: $110,000.00 - $175,000.00 per year
