What are the responsibilities and job description for the Director of Pre-Construction position at Kingsley-Rose Executive Search?
This position will be responsible for analyzing project plans, specifications, and site conditions to develop detailed cost estimates for upcoming construction projects, including labor, materials, equipment, and potential contingencies before a project officially begins construction. This position often plays a key role in bidding process by determining the feasibility and profitability of a project.

- Design Reviews – review design phase submissions (Program, Schematic Design, Design Development, Construction Documents) for completeness. Analyze for completeness, constructability and conformance with project budget.
- Estimating – prepare detailed estimates based on industry and historical pricing for conceptual, programmatic, and SD/DD/CD design phase submissions.
- Bidding – lead the bidding effort of projects. Cultivate a competitive bid environment through industry connections, networking and relationship building with subcontractor community. Analyze bids, conduct scope reviews, and make recommendations for bid award.
- Preconstruction and Project Planning – work with project manager and superintendent to develop preliminary project schedules and logistics plans.
- Value Analysis – review project designs and recommend alternative solutions to ensure compliance with project schedule and budget.
- Actively lead the transition of projects from preconstruction to construction phase.
- Carefully studying blueprints, specifications, and other project documents to fully understand the scope of work.
- Conducting site inspections to assess existing conditions, potential challenges, and access points.
- Accurately calculating the required quantities of materials needed for the project using specialized software.
- Estimating labor costs by considering crew size, productivity rates, and project timelines.
- Researching and obtaining current pricing for materials from vendors.
- Soliciting bids from subcontractors and evaluating their proposals to incorporate into the overall project estimate.
- Identifying potential risks and contingencies that could impact project costs.
- Compiling a comprehensive project budget, including detailed cost breakdowns for each phase of construction.
- Preparing detailed proposals for clients, including cost estimates, project timelines, and potential value engineering options.
- Presenting cost estimates to clients, addressing questions, and negotiating contact terms.
- Conceptual ability to work with minimum information and quickly develop an understanding of the project requirements to prepare detailed conceptual estimates.
- Support Business Development in proposal presentations and in building client and Architect/Engineer relationships.
- Responsible to take an active role in local industry organizations and develop/maintain subcontractor relationships.
- Other duties or special projects as assigned.
Position Requirements
This position requires a bachelor’s degree in construction management, engineering, or related field preferred. At least ten years of experience in the construction industry, with a focus on estimating and project planning.
- Ability to interpret complex project documents and accurately calculate costs.

- Experience with construction estimating software (Procore) for quantity take-offs and cost calculations.

- High level of accuracy in data analysis and cost calculations.
- Prior experience in construction and real estate development and property management.
- Strong knowledge of software such as Microsoft Office Suite and Procore.
- Demonstrated ability to maintain confidentiality of financial information.
- Excellent organizational and time management skills.
Position Preferences
Having a master’s degree in construction management or engineering.
Work Environment
This is a full-time position that operates in a professional office environment. Normal days of work are Monday through Friday, however, working outside of normal days and hours may be required, depending on workload and project needs. While in the office, this position routinely uses standard office equipment, such as computers, phones, photocopiers, filing cabinets, and fax machines.

Must have the ability to work well with other employees, as well as with the general public, while always maintaining a positive attitude.
Travel
Travel to worksites will be required.
Supervisory Responsibility
This position will indirectly supervise subcontractors on site.
Salary : $160,000 - $200,000
