Position Summary
Responsible and accountable for on-site operations and performance of a specific self-storage property.
Essential Duties And Responsibilities
- Direct property operations in the most cost-effective manner
- Sells storage units to telephone and in-person prospects
- Promotes rentals of space through telephone calls, off-site sales calls, and marketing efforts
- Records receipts and information into the computer utilizing the PO software
- May supervise and establish hours of work and approves timesheets for maintenance personnel
- Responds to customer questions and concerns
- Develop and manage annual budget.
- Maintain occupancy levels according to budget.
- Provide excellent customer service
- Direct and execute all business-to-business marketing outreach and leasing activities
- Responsible for collection of delinquent accounts and provide required information to collection company
- Comply with state foreclosure statutes
- Complete all maintenance, repairs, and improvements of storage units to maintain excellent curb appeal
- Maintains all cleaning and organization of office, restrooms, and public spaces
- Perform daily inspection of entire facility including lock checks and space audits
- Complete bank deposits, cash management and petty cash records
- Maintain all tenant files
- Provide reports as needed to accounting department and property management staff
- Work with regional manager to develop, monitor and achieve annual budget objectives
- Provide account information to the regional manager and property accountant
- Other duties as assigned
- High school diploma or general education degree (GED)
- 1 year of experience
- Language Skills – Ability to read, write, speak, and interpret rules, procedures, routine reports/correspondence and to speak effectively with groups of employees and/or residents. Fluent in English and Spanish a plus
- Math Skills – Ability to add, subtract, multiple, divide using whole numbers, fractions, and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs.
- Reasoning Skills – Ability to apply common sense understanding to carry out instructions in written, oral or diagram form. Ability to deal with problems that involve concrete variables in standardized situations.
- Computer Skills – Intermediate experience with MS Office. Intermediate experience with property management software.
- Ongoing professional development.
- Occasionally must sit and reach with hands/arms and be exposed to outdoor weather conditions.
- Regularly must stand, walk, climb, balance, stoop, kneel, crouch, crawl, bend, work around moving mechanical parts or lift to 25 pounds. Also, must regularly use hands to finger/handle/feel, talk and hear.
- Close and distance vision is required.
- Normally works in an environment with moderate noise.
- Rarely must work in high/precarious places or near risk of electrical shock.
- Occasionally must work in outdoor weather conditions.
