What are the responsibilities and job description for the Operations Coordinator position at Landlord Resources, LLC?
Operations:
- Greet tenants/vendors
- Answer all incoming calls and assist or transfer accordingly
- Check phone messages.
- Manage On Call schedule
- Assist Operations Manager with Tenant/Vendor maintenance issues
- Any and all other maintenance concerns and issues
- Coordinate maintenance, vendors and tenants for repairs
- Answer tenants work order request
- Generate Work Orders for Maintenance
- Generate Welcome Packets for new tenants
- Handle electricity Issues with tenants, electrical providers & or vendors
- Responsible for switching the electricity into LLR, rekeys and scheduling of a/c surveys.
- Responsible for having For Lease banners installed/removed
- Responsible for scheduling weekly exterior light repairs
- Manage A/C’s Controls
- Maintain Tenant and Vendor Insurance
- Other duties as assigned
Clerical:
- Office start up (turning on Keurig, unlock file cabinets and safe)
- Restocking of drinks, coffee k-cups and utensils daily
- Ensure 5 gallon water is stocked
- Ensure all printers/copiers have paper daily
- Maintain office supply and drink/snack orders
- Open, sort and distribute all mail
- Order Postage machine supply when needed
- Maintain keybox
- Office Filings
- Assist Accountant with monthly mail outs and data entry
- Data Entry and Website Updates
- Other duties as assigned
Job Type: Full-time
Pay: $14.00 - $17.00 per hour
Expected hours: 40 per week
