Maintenance Director
Job Summary
The Maintenance Director ensures that maintenance staff perform the proper repairs and preventive maintenance needed to keep the building's infrastructure running smoothly. All work will be done in compliance with EPA, Hazmat and OSHA safety rules and regulations.
Positions require a high school diploma, at least two years of maintenance experience and an understanding of building codes and regulations.
Must be detail-oriented and possess leadership, communication and problem-solving skills. A working knowledge of electrical, plumbing and HVAC (heating, ventilation and air conditioning) systems is necessary for this position.
Essential Functions
1. Schedule maintenance staff.
2. Managing day to day building operations to ensure that maintenance and repair costs stay within budget.
3. Ensure that building is in compliance with local building and safety codes.
4. Responsible for directing staff in keeping the interior and exterior of the building looking clean and presentable.
5. Able to read blueprints as you will need to monitor the upkeep of electrical, plumbing and HVAC systems.
6. To some extent, must be proficient in many trades since they also oversee common repair tasks, such as patching drywall, fixing leaks, painting and re-keying locks.
7. Responsible for interviewing, hiring and training maintenance staff.
8. Always on-call, so they can be contacted at any time in case of an emergency with the building.
Education and Experience
· High school diploma/GED required
· Physically capable of lifting 50 pounds unassisted
· Experienced in operating a variety of equipment, including snow blowers, lawn mowers and small hand tools
· Effective written and oral communication skills
· Able to work well with no supervision
· Ability to prioritize tasks and follow specified procedures
Certifications, Licenses, and other Special Requirements
Two years working experience in building maintenance. Working understanding of electrical, plumbing and carpentry.
