Job Summary The Assistant O&M Site Manager - Mechanical, Electrical, Plumbing (MEP) – assists in the overall responsibility to ensure the MEP systems are operational over 99.9% of the time in support of tenant activities. This involves assisting in the planning, coordinating, and directing of day-to-day operations related to the MEP building systems. It also includes similar efforts to ensure the building automation system (BAS) is functioning and managed correctly. This position reports directly to the O&M Site Manager – Mechanical, Electrical, and Plumbing (MEP).

• Assist with maintaining a positive and effective working relationship with the MEP staff at the Mark Center. This includes critical positions on the contract, such as the Chief Engineer, Assistant Chief Engineer, and the Building
• Operations Center (BOC) Manager, all of whom are employees of the MEP subcontractor.
• Assist the O&M Site Manager in providing technical advice and recommendations for operational improvements to provide efficiencies and implement industry best practices.
• Coordinate with the O&M Site Manager to proactively improve building operations and maintenance practices and resolve any facility MEP issues.
• Assist in supporting the MEP quality program. Drive a quality culture that encourages innovation and continual improvement.
• Assist the O&M Site Manager with ensuring MEP personnel comply with all safety, environmental, and security requirements.
• Assist the O&M Site Manager in ensuring MEP contract requirements are met. This includes compliance with applicable corporate/ownership standards, local, state, and national codes, and regulations to protect the assets, customer, and employees, and to ensure optimum operations.
• Assist the O&M Site Manager in overseeing the BOC Manager’s operation of the Building Operations Center (BOC) and the BAS. The BAS monitors and controls mission essential facility assets and systems, Life Safety, emergency power, vertical transportation systems, and more.
• Assist the O&M Site Manager in reviewing any facility Incident Reports (IR and other similar reports) for accuracy and completeness. This includes the daily BOS situational awareness report (SITREP).
  
  

Additional Responsibilities

• Assist in maintaining positive and productive relationships with customers to identify and proactively resolve problems and/or conflicts. Maintain open communications regarding expectations.
• Assist the O&M Site Manager with the review and updates to the MEP standard operating procedures (SOPs), preventive maintenance job plans, and the System Operation Maintenance Manuals (SOMM) to meet contract requirements.
• Assist the O&M Site Manager with periodic review of inspection, testing, and maintenance (ITM) requirements as specified in the contract and referenced codes and regulations.
• Assist the O&M Site Manager in the following areas, including but not limited to tracking, analyzing and trending MEP performance metrics, costs, customer satisfaction levels, and progress.
• Assist the O&M Site Manager in the review of the BOS contract performance and current technology to interject management and technical performance innovations as they relate to MEP.
• Assist the O&M Site Manager in the coordination of work priorities; monitor methods, procedures, and programs to include the BOS IDIQ program (Indefinite Delivery / Indefinite Quantity). Any MEP repair project over a given dollar threshold is completed via the IDIQ program. This position must therefore be actively involved in these projects from identification through completion.
• Assist the O&M Site Manager to improve cost-effectiveness and efficiency.
• Perform other responsibilities as assigned.
  
  

Qualifications: Education, Experience, and Certification(s)

• High school diploma or General Educational Development (GED) required; bachelor’s degree from an accredited university in a related field preferred.
• Must have 5-7 years’ experience in facilities or plant maintenance or a similar number of years of experience working in mechanical or electrical trades.
• Must be able to pass criminal and drug screening processes to meet current Company and/or government requirements that apply or become applicable to this position.
• Ability to obtain and maintain a government issued Common Access Card (CAC) clearance is required.
  
  

Knowledge, Skills, And Abilities

• Must have highly effective organizational, administration, communication (both written and verbal), attention to detail, and time management skills.
• Knowledge of the Mechanical, Electrical and Plumbing building trades.
• Knowledge of facilities maintenance and maintenance processes.
• Knowledge of preventative and corrective Maintenance.
• Ability to read and understand Systems Operations and Maintenance Manuals (SOMMs).
• Ability to track work permit and utility outage requests and approvals in support of the Preventative Maintenance schedule.
• Requires personal computer (PC) knowledge leading to proficiency in various software and/or spreadsheet operations including CMMS and MS Project.
• Must be proficient in use of MS Office Suite (Word, Excel, and PowerPoint).
• Must be customer service oriented and have knowledge of facility related abbreviations and acronyms.
