LifeStream is a behavioral health and social services organization that provides high-quality treatment, education, care management, rehabilitation, child welfare, primary care and homeless services to children, adolescents, and adults. Located in Central Florida, LifeStream primarily serves the residents of Lake, Citrus and Sumter Counties, with additional programs located in Orange, Marion, Hernando counties.
JOB SUMMARY: The Residential Property Specialist position manages the day-to-day operations of the apartment/homes, including finding and placing qualified tenants, ensuring the property is in good working order, negotiating and enforcing leases, maintain and securing premises including some physical maintenance of the facility. This position works closely with the housing accounting clerk and takes direction from the Development Office. The Residential Property Specialist maintains current status with all applicable local, state, and federal laws and regulations.

- Conducts all business in accordance with LifeStream’s policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State Laws.
- Develops rental agreements, selects qualified tenants, collects deposits and rents, enforces terms of rental agreements, resolves tenant complaints, and oversees eviction proceedings if necessary.
- Keeps properties occupied with qualified tenants through working with LifeStream staff and community handles property showings for prospective tenants.
- Maintain accurate records of all community transactions and submit on a timely basis to accounting (e.g., rent rolls, delinquency reports, move-in/move-outs). Issue appropriate notice when necessary for late payments, eviction notices, returned check memos.
- Maintain positive customer relations attitude.
- Generate necessary legal action, documents and process in accordance with State and Company guidelines.
- Deal with resident concerns and requests on timely basis to ensure resident satisfaction with management.
- Ensure distribution of all LifeStream or community-issued notices (i.e., bad weather, emergency, etc.)
- Receive all phone calls and in-person visits; listen to resident request, concerns and comments.
- Quickly complete maintenance service requests and inform maintenance team. Answer questions for residents about community, repairs, rent, rules, etc. Respond timely to all residents on all matters.
- Contribute to cleanliness and curb appeal of the apartment/homes.
- Enforce policies of the apartment/homes.
- Ensure that unsafe conditions are corrected in a timely manner.
- Represent LifeStream in a professional manner at all times.
- Monitor apartment/homes to ensure safety of all residents.

EDUCATION & EXPERIENCE:
Education:
- High school diploma or equivalent required
- College degree preferred
- Real Estate License preferred
Experience:
- 2 years’ experience in property management preferred.
- Strong interpersonal and organizational business communication and detail-oriented experience.
- Hands-on experience with office management software and financial reporting.
- Familiar with local, state, and federal laws and regulations pertaining to housing.
- Some general maintenance skills required.
- Must be experienced in attention to detail through working to make improvements
- Driving Requirements:
- Must be Over the age of 21 required
- Minimum of 5-years driving experience required
- Possess a Valid FL Driver’s license (within 30 days of hire if currently do not possess)
- Possess a continuously valid US Driver’s license for the past three years, from date of issue required
- Safe Driving record required
