Job Title: FACILITIES AND MAINTENANCE WORKER
Supervised by/Reports to: Director of Facilities and Maintenance
FLSA Status: Non-Exempt
Job Goals:
- To provide excellent maintenance and facilities inspection services to ensure safe, well-maintained, comfortable and efficient educational and work environments for students and personnel of the Limestone County School System.
- To assist supervisors and school system administrators in the diagnosis, prevention, and correction of facilities problems or unsafe conditions.
- To assist with the effective management of school system equipment, fiscal and material resources, personnel, and properties.
Qualifications:
- High school diploma or equivalent; Bachelor’s degree in related field preferred.
- Successful work experience in HVAC, electrical and communications systems.
- Ability to meet the suitability criteria for employment and/or certification licensure.
- Possess and maintain a valid driver’s license.
- Knowledge of various systems, including but not limited to, intercom, fire alarm, fire extinguishers, HVAC, boiler, electrical and telephone systems.
- Proficient in word-processing, spreadsheet, and electronic communications software.
- Excellent oral and written communication and interpersonal skills.
- Ability to conduct inspections, diagnose problems, and recommend solutions.
- Ability to schedule and prioritize work assignments to meet competing deadlines and to optimize human and material resources.
- Ability, agility and stamina to engage in prolonged sitting or standing, stooping, kneeling, crawling, bending, turning and reaching.
- Ability to climb and work form scaffolding, ladders, confined spaces and heights.
- Physical strength to lift/carry objects weighing up to 50 pounds.
- Ability to exert up to 75 pounds of force.
- Ability to work in locations involving heights or confined spaces.
Performance Responsibilities and Essential Functions:
- Manages and schedules all fire system inspections.
- Manages all in-house and outsourced asbestos inspections, ensuring all required documents are current and up to date in accordance with state guidelines.
- Performs all facilities assessment inspections as required by state guidelines.
- Generates roof repair status reports for school system representatives as requested.
- Generates status report for school system representatives as requested.
- Assists with the following: preparing bid packages, developing cost estimates and construction time schedules, prequalifying general contractors and subcontractors for construction projects.
- Conducts routine construction inspections and monitors time schedules, reviews construction pay requests and evaluates construction change orders.
- Manages ordering, delivery and setup, repairs, relocating, and removal of portable classrooms.
- Manages the ordering and scheduling of solid waste and recycling pickups.
- Manages the annual inspections of elevators and all elevator repairs.
- Manages the required inspections of boilers, adhering to U. S. Department of Labor guidelines.
- Manages inquiries and requests regarding Risk Management.
- Manages and schedules repairs and annual inspections of bleachers at district athletic facilities.
- Manages repairs and installation of all canopies.
- Manages ordering and replacement schedules of air filters.
- Manages and schedules repairs and installation of various types of flooring.
- Assists with the response to Indoor Air Quality issues that include but are not limited to managing vendors for air quality testing and facilitating required cleaning, removal and remediation of equipment or materials when necessary.

- Maintains appropriate confidentiality regarding school/workplace matters.

- Reports potential problems, unusual events, or work irregularities to appropriate administrative or supervisory personnel.
- Responds to inquiries, requests, constructive feedback, concerns and/or complaints in a timely and positive manner.
- Maintains and submits reports, records, and correspondence in a timely and accurate manner.
- Properly uses and cares for tools, equipment, and material resources of the school system and effectively supervises and monitors others in the care, maintenance, and use of tools, equipment, and inventory.
- Demonstrates support for the school system and its vision, goals and priorities.
- Adheres to school system rules, administrative procedures, local Board policies, and state, federal, and local regulations.
- Reports absences and takes leave in accordance with Board policies and procedures.
- Performs other job-related duties as assigned by the supervisor(s).
Physical Demands:
While performing the duties of this job, the employee is regularly required to sit, stand, walk and use hands to finger, to handle, or feel objects, equipment, or controls. The employee frequently is required to talk and hear. The employee is occasionally required to reach with hands and arms, climb stairs, bend, stoop, squat, and crouch and kneel. The employee must occasionally lift, push, pull carry and/or move up to 50 pounds. Specific vision abilities required by this job include near vision, distance vision, peripheral vision, depth perception and the ability to adjust focus.
Salary: Salary to be established by The Limestone County School’s District Salary Schedule.
Terms of Employment: 240 days
