We are seeking a highly skilled and experienced Maintenance Supervisor to oversee the maintenance operations of our Class A apartment complex, South Beach by Logan located at 8920 W Russell Road, Las Vegas, NV 89148. The ideal candidate will have a strong background in property maintenance, excellent leadership skills, and a commitment to providing exceptional service to our residents.
\n- Maintenance Operations: Supervise and coordinate all maintenance activities, including routine maintenance, repairs, and preventive maintenance programs.
- Team Leadership: Lead, train, and manage a team of maintenance technicians, ensuring high performance and adherence to safety standards.
- Work Orders: Respond promptly to maintenance requests from residents, ensuring timely and effective resolution of issues.
- Inspections: Conduct regular property inspections to identify maintenance needs and ensure the property is well-maintained and meets company standards.
- Vendor Management: Coordinate with external contractors and vendors for specialized repairs and services, ensuring quality work and cost-effective solutions.
- Inventory Management: Maintain an adequate inventory of supplies and equipment, and manage budget for maintenance expenses.
- Compliance: Ensure compliance with all local, state, and federal regulations related to property maintenance and safety.
- Emergency Response: Be available for on-call emergencies and manage emergency repairs efficiently.
- Documentation: Maintain accurate records of maintenance activities, work orders, and inspections.
- Resident Relations: Foster positive relationships with residents by providing excellent customer service and addressing their concerns promptly.
- Experience: Minimum of 5 years of experience in property maintenance, with at least 2 years in a supervisory role.
- Education: High school diploma or equivalent; technical training or certifications in HVAC, plumbing, electrical, or related fields preferred.
- Skills: Strong knowledge of maintenance procedures, equipment, and safety protocols. Excellent problem-solving and decision-making skills.
- Leadership: Proven ability to lead and motivate a team, with strong communication and interpersonal skills.
- Technical Proficiency: Proficient in using maintenance management software and basic computer applications.
- Physical Requirements: Ability to lift heavy objects, climb ladders, and work in various weather conditions.
- Certifications: EPA certification for handling refrigerants preferred, Certified Pool Operator, preferred; other relevant certifications a plus.
- Availability: Must be available for on-call emergencies and have a flexible schedule to accommodate maintenance needs.
- Hours: Full-time, 8 hours per day, eligible for overtime, with after-hour emergency coverage as needed.
- Physical Effort: May involve standing, walking, and lifting up to 50 pounds, with exposure to various weather conditions
