Overview: The Lead Maintenance Technician will be responsible for the repair and upkeep of grounds and buildings for a 136 unit apartment complex. The right person will have a positive outlook, be well organized, and have hands-on skills in building repairs and maintenance, including HVAC, drywall repair, touch up painting, basic carpentry, window and door repair, basic plumbing, basic electrical troubleshooting, and appliance repair.

Pay: $24 - $26 per hour generous bonuses full benefits

Responsibilities:
- Perform general plumbing, electrical, and heating, ventilation, and air conditioning (HVAC) repairs to the facility’s equipment and structures.
- Assist with completion of daily resident work orders, ensuring the highest standards are maintained for the resident’s home and community.
- Maintain property grounds through daily inspection, cleaning, maintenance, and preventative care.
- Maintain an organized, clean, and safe work area.
- Assist with maintaining inventory of the maintenance shop.
- Assist with new move-in apartment turnovers, including painting, cleaning, and general maintenance.
- Collaborate with Property Manager to schedule vendors.
- Maintain a professional and courteous attitude by providing exceptional customer service.
- Perform site inspection checklists as directed by Property Manager.
- Complete snow removal and salting when necessary.
- Maintain accurate records for all work orders, preventative maintenance, and site inspections.
- Perform on-call as part of on-call rotation schedule.
Requirements:
- 2 years of residential maintenance experience required.
- High school diploma or equivalent required.
- Valid driver's license and reliable transportation required.
- Basic knowledge of apartment building systems and maintenance required.
- Positive attitude and good verbal and written communication skills.
- Ability to communicate effectively and efficiently with residents, coworkers, supervisors, and vendors.
- Ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds consistently.
- Availability to respond to after-hours emergencies and on-call work orders.
- Basic tools required for maintenance.
- Ability to read and interpret directions, manuals, instructions, and company documents in English.
- Must live within 45 minutes of the property.
