A & R Katz Management, A leading property management company in the multi-housing industry, has an opening for a full time Lead Maintenance Technician for our Kenosha property, Shagbark Apartments. Summary of Job and Responsibilities: Responsible for ensuring that the needs of the property meet the company’s established standards and any applicable laws. The supervisor leads the on-site maintenance staff and participates in the diagnosis of problems and repair in areas such as building exterior, structure, carpentry, plumbing, appliance repair, drywall repair, basic electrical, and HVAC.
Primary Responsibilities: Provide direct support to the Property Manager by effectively delegating tasks. Inspect all aspects of property, grounds, building, vacant apartments, facilities, fire alarms as part of preventive maintenance and curb appeal. Perform on-call emergency services within a rotation to provide timely repairs for our residents.
Prioritizing and scheduling maintenance issues or concerns and insuring they are promptly addressed. Schedule and track service requests troubleshoot when applicable and provide help when needed. Prepare vacant apartments for new residents ensuring the unit meets the company’s standards. Other responsibilities as assigned by Property Manager.
Essential Skills and Abilities: Proficiency in using maintenance tools and equipment. Communication/Language Skills- Ability to ready and comprehend technical documents, warning labels, directions, service requests. Strong knowledge of building systems, including HVAC, plumbing, electrical. Basic computer skills for record keeping and communication. Effective communications and interpersonal skills. Excellent problem solving and troubleshooting abilities.
Physical Requirements: Ability to perform physical tasks related to property maintenance, including lifting to 70 pounds, climbing ladders and operating tools and equipment. The ability to work in various environmental conditions, both indoors and outdoors.
