Summary

The Marketing Manager will be working with the on-site property teams to develop and execute strategic marketing plans for all properties as well as corporate initiatives.  This position requires an individual who thrives in a fast-paced, ever-changing environment who has exceptional organizational and time management skills.  This position plays a key role in strategic marketing and business support for all current and future multi-family assets, while working with internal and external partners and vendors to implement a marketing plan that aligns with community and company goals.

Essential Functions/Duties/Responsibilities 

  • Manage portfolio marketing strategies to support leasing efforts and occupancy goals
  • Coordinate and project manage community specific digital assets and collateral materials, communication pieces, presentations, reporting and training materials for assigned properties
  • Work with Community Managers on concession strategy and marketing- deploy across vendor partners
  • Capacity to manage multiple projects, prioritize tasks, and meet deadlines while working in a fast-paced setting
  • Facilitate setup and management of CRM and PMS integrations, including but not limited to Lead Attribution, Syndication, Interface Partners and Sources between systems
  • Develop and manage property level marketing budgets effectively, allocating resources to maximize ROI and achieve goals
  • Report monthly, quarterly and annual KPIs as well as reporting to determine the effectiveness of all marketing efforts
  • Track and audit marketing investments by vendor by month
  • Research and monitor, where appropriate implement emerging technologies in apartment marketing to ensure demand generation is best-in-class.
  • Ensure brand consistency and adherence to branding guidelines across all marketing materials and communications
  • Implement and provide ongoing support for new marketing technology
  • Set up Google Analytics, Google Tag Manager, FB, IG and Google Business Profile and manage access, listings and more or work with contracted vendors when applicable
  • Set up, evaluate and advise on digital campaigns, social strategies and other partners, such as SEO or ILSs
  • Leverage insights to analyze trends, optimize campaigns and tackle challenges, ensuring strategy delivers results
  • Manage and audit DLST (Dynamic Lead Source Tracking)
  • Provide on-site teams with marketing support
  • Assist property teams with establishing and implementing social media strategy and work with social media partner on content
  • Domain management and website changes and/or organize training for Community Managers to facilitate community website changes
  • Develop and deliver prospect email campaigns
  • Partner with Director of Marketing on selection and management of marketing program vendors and identify opportunities for new innovative marketing programming.
  • Lead the day-to-day relationship with the primary property website provider.
  • Excellent written, verbal and customer service and interpersonal skills; ability to relate to others.

  • Ability to analyze and resolve problems and maintain flexibility.

  • Performs other duties as assigned.
  • Travel requirement: This position entails travel, estimated at 10% of work time annually for property visits, conferences, training sessions or other business-related activity.

Competencies/Required Skills/Abilities

  • Experience in Property Management Software- Yardi/RentCafe/Site Manager a plus
  • Experience in property management and/or real estate a plus
  • Exceptional organization and time management skills and sense of urgency
  • Vendor relationship management
  • Experience using GMB, Google Analytics, Canva, Facebook, Instagram for business
  • Experience with industry-related CRMs
  • Be data savvy with proficiency in analyzing marketing data and making data-driven decisions.

Required/Preferred Education and Experience

  • Must have 5 years plus of multi-family marketing experience (preferred)
  • College degree in marketing, business, journalism or communications preferred
  • Prior multi-family property management and/or real estate marketing a plus
  • Demonstrated experience in managing SEO and SEM campaigns and strategies

Compensation, Benefits and Requirements

Salary for this position is highly competitive and commensurate with experience.  The compensation structure includes a base salary, paid bi-weekly.  This position qualifies to earn a 10% performance bonus, paid annually.  This is a full-time, EXEMPT position; requiring 40 hours per work week.  Additional or non-business hours and varying amounts of travel may be warranted based on the needs of the business.  MPM offers a well-rounded benefits package, including health, disability, life, and 401k retirement.  A generous time off program aligns with our core value of Vitality where we believe in fostering a culture of well-being.
