What You’ll Do
Are you passionate about creating thriving communities and ensuring access to affordable housing? Join our team as a Site Manager for our affordable housing cooperative. We are looking for a dedicated and organized individual to oversee the daily operations and management of our housing community. This is a unique opportunity to make a positive impact on the lives of residents while contributing to the success of our cooperative. You will work onsite in Ann Arbor, MI and report to the AHC Board of Directors.
Responsibilities will include:
Property Management: Manage the cooperative's housing site, ensuring the provision of safe, well-maintained housing for its members and guests.
Member Relations: Foster relationships with members, addressing their needs, concerns, and requests in a timely and professional manner.
Membership Administration: Prepare membership applications for Board approval, including member screening applications, and process move-ins and move-outs timely.
Maintenance Oversight: Coordinate regular maintenance, repairs, and improvements to ensure the site's compliance with safety standards and optimal living conditions.
Financial Management: Work within the approved operating budget, including accurate collection of carrying charges, filing and collections of delinquent accounts, timely approval of accounts payable.
Compliance and Regulations: Ensure compliance with relevant housing regulations (HUD), Cooperative Bylaws, Occupancy Agreement, Member Handbook and local, state, and federal laws.
Team Coordination: Supervise on-site staff and contractors, such as maintenance personnel and office staff, to ensure smooth operations and timely resolution of issues.
Community Building: Help develop a strong sense of community among residents through organizing events, encouraging communication, and promoting a welcoming environment.
Liaison with the Board of Directors and Managing Agent: Collaborate with the Board of Directors and Managing Agent to determine operational priorities, implement process improvements, and help the cooperative thrive.

Required Qualifications
- 3 years of experience in property management, preferably in limited equity and affordable housing in a multi-family housing setting.
- 3 years of experience with HUD Section 8 program
- Demonstrated understanding of applicable housing regulations, fair housing laws, and governance.
- Knowledge of housing management principles, member relations, maintenance coordination, and budgeting.
- Proven problem-solving and conflict resolution abilities.
- RCM (Registered Cooperative Manager) certification
- CCS (Certified Cooperative Specialist) certification
- COS (Cooperative Occupancy Specialist) certification
