COMPENSTATION: $65,000- $85,000 base salary USD and eligible for discretionary bonus plan

HOW YOU’LL CONTRIBUTE:

This position is the primary connection between the landlord and restaurant/retail tenants in Gallagher Way, the mixed-use entertainment district adjacent to Wrigley Field. At the intersection of cultural ambassador, tenant advocate, and facility service leadership, the Tenant Experience & Property Management Specialist must deliver a positive experience to the tenants while maintaining a high standard of campus conditions.


THE DAY-TO-DAY:

Ensure Gallagher Way is a well-maintained and inviting destination for everyone

  • Maintain checklist and process for property inspections based off the tenant handbook, standard operating procedures and any other management requests
  • Perform daily/weekly property inspections and identify items that require attention and coordinate action plans to address such issues
  • Monitor status of work orders from tenants and engineering, evaluate remediation options and make recommendations to management (e.g. RFPs, CapEx vs. R M, etc.). If needed, coordinate communication and/or scheduling of work orders with engineering and tenants
  • Manage tenant move-in/move-out and buildout/remodeling/preventative maintenance of owned assets
  • For larger or longer-term projects, host monthly meetings with internal team members to document status updates including open decisions, due dates and next steps.
  • Assist accounting in processing and coding of invoices
  • Review property handbook, checklists and standard operating procedures at least annually to identify opportunities for improvement


Provide exceptional customer service by responding to all matters promptly and considerately

  • As the primary point of contact for all-in bound requests, reply to all requests promptly and comprehensively and route appropriately if needed. Ensure all follow-up actions are completed prior to marking a request as resolved
  • Maintain standard operating procedures for handling recurring requests
  • Monitor response/resolution times to tenant requests to ensure


Promote success of all tenants through coordinated communications between tenants and Gallagher Way asset management, marketing and event departments

  • Develop relationship with key personnel at all restaurant and retail tenants as well as internal departments, engaging regularly through property walkthroughs and office hours
  • Act as point of contact for communications from management (facility notices, events, activations, marketing, etc.)
  • Partner with marketing as needed for cross-promotion across Gallagher Way marketing assets
  • Assist in scheduling and creating agenda and materials for all-tenant meetings
  • Ensure tenant operating hours are reflected accurately and consistently across web
  • Monitor customer reviews of Gallagher Way businesses across multiple platforms and consolidate results in a report to management
  • Assist in monitoring and reporting on health of all owned assets (financial, marketing, operational, etc.)
  • Maintain a directory of all tenant/manager contacts and update as needed
  • Solicit and offer ideas to promote tenant business and overall wellbeing


WHAT YOU’LL BRING:

  • High school diploma
  • 4 years of professional work experience in hospitality and/or mixed-use real estate
  • Self-starter with strong project management skills, including demonstrated ability to work in an organized manner and manage time efficiently and effectively with a strong attention to detail and sense of urgency
  • Strong verbal and written communication and active listening skills; ability to identify key issues and develop related messaging in a concise manner
  • Excellent interpersonal skills, positive attitude, and commitment to a high level of customer service
  • Demonstrated problem-solving and on-the-spot troubleshooting expertise
  • Intermediate fluency in Microsoft Office programs (e.g., basic excel formula functionality to aggregate tenant review scores, evaluate CapEx vs. R&M decisions, create/review budgets, track project plans and filter by dates/priority/status; Powerpoint functionality to create decks for tenant meetings, summarize design alternatives for remodeling decisions, etc.)
  • Ability to learn new systems (e.g. work order system, calendar management system)
