POSITION SUMMARY
The Maintenance Supervisor oversees the maintenance operations of facilities, equipment, and systems to ensure optimal functionality and safety. This role involves managing maintenance teams, planning preventive maintenance schedules, addressing repair needs, and implementing cost-effective solutions.

Essential Functions:
Building Maintenance and Repairs:
· Inspect and maintain structural elements, such as walls, roofs, floors, and plumbing systems, to ensure the integrity of the facility. Address issues related to HVAC, lighting, electrical systems, and other essential infrastructure.
· Address facility-related hazards promptly to minimize risks to occupants and property. Oversee routine testing and maintenance of fire safety systems, including sprinklers, alarms, and extinguishers.
· Oversee repairs, renovations, and upgrades to maintain a safe and operational environment. Oversee long-term planning for major facility upgrades and renovations.
Preventive Maintenance Programs:
Develop and schedule preventive maintenance plans for all facility systems and equipment. Ensure timely inspections to identify potential issues before they become critical.
Compliance and Safety:
- Ensure facilities comply with local, state, and federal regulations, including building codes, fire safety, and accessibility standards. Maintain compliance with manufacturer guidelines and industry standards.
- Implement and oversee health and safety protocols, including lockout/tagout, hazard communication, and emergency response plans.
- Ensure compliance with OSHA, EPA, and other relevant regulatory standards.
- Coordinate with regulatory agencies during audits or inspections. Conduct regular safety audits and address any deficiencies.
Space Utilization and Optimization:
- Plan and manage the efficient use of space to meet the organization’s operational needs.
- Oversee moves, renovations, and workspace reconfigurations to ensure minimal disruption.
Energy and Sustainability Management:
- Monitor energy consumption and implement strategies to reduce utility costs.
- Oversee recycling, waste management, and other sustainability initiatives.
- Coordinate with teams to introduce energy-efficient systems and technologies, such as LED lighting or renewable energy sources.
Vendor and Contractor Oversight:
- Manage relationships with service providers for janitorial services, landscaping, pest control, and specialized maintenance.
- Negotiate contracts, monitor vendor performance, and ensure timely delivery of services.
- Coordinate with contractors for major repairs, renovations, or facility upgrades.
Inventory and Equipment Management:
- Manage procurement and replacement of aging or obsolete assets. Maintain an inventory of critical spare parts and supplies.
- Ensure the proper functioning of tools, machinery, and equipment required for facility operations.
Financial Planning and Reporting:
- Prepare and manage facility maintenance budgets.
- Track and report on expenses, identifying opportunities for cost savings.
- Provide regular updates to leadership on facility performance, costs, and upcoming needs.
Stakeholder Collaboration:
- Act as the point of contact for facility-related concerns from employees or tenants.
- Coordinate with departments to address specific needs, such as IT for infrastructure or HR for workspace ergonomics.
- Facilitate regular communication with leadership on strategic facility planning.

SKILLS & ABILITIES
Education: High school diploma or equivalent required.B.S. Degree in Business Administration, Facility Management or related field preferred. At least 9 years’ experience in maintenance role, and 4 in a supervisory capacity.
Experience: Hands-on experience with troubleshooting and maintaining production machinery, HVAC systems, plumbing, and facility infrastructure. Experience overseeing the maintenance of facility infrastructure, including building systems, utilities, and energy management. Proficiency in managing emergency situations such as power outages, equipment failures, or structural damage. Strong knowledge of OSHA, EPA, and other relevant regulatory requirements. Track record of designing, implementing, and managing preventive and predictive maintenance programs to minimize downtime.
