POSITION SUMMARY:

The VP of Property Management (the “VPPM”) oversees and manages all aspects of the commercial property management offices in both Denver & Loveland.  The position will have direct management oversight of lease administration, property managers, TI coordination, and maintenance technicians.  The VPPM will collaborate with internal and external partners including asset management, people services, marketing, legal, accounting, corporate finance and the development teams; as well as third parties including vendors, facilities managers and third-party property owners.   The position manages operational costs for Property Management department and both Loveland and Denver McWhinney offices.

Key Responsibilities:      

  • Drives operational excellence, efficiency, and collaboration by allocating resources to the most productive uses. Monitors staffing levels, structure, workflow, and competencies to effectively support the business.
  • Manages and develops Operations & Maintenance Technician teams in Denver and Loveland, ensuring consistent execution of onsite performance, equipment maintenance, and establishment of consistent operating policies and procedures.
  • Manages all Northern Colorado property managers and tenant improvement coordinators.
  • Manages the work order process including after-hours support for commercial properties.
  • Coordinates timely completion of construction warranty work for all commercial properties.
  • Oversees and coordinates annual property inspections (internal, fire alarm, sprinkler, elevator, extinguishers, OSHA, safety, etc.).
  • Provides oversight to property managers regarding implementation of operating and capital budgets for each asset.
  • Review and execute on operational budgets to promote profitability and efficiencies as directed by asset management and senior management.  This includes providing strategic and tactical guidance on where savings and improvement can be generated.
  • Develops contacts and relationships that can support the department in terms of executing yearly operations and improving cost/efficiencies. 
  • Leadership of direction and implementation of various energy savings programs and governmental energy mandates.
  • Manages the planning, organization, and controls for the Property Management Department for all locations.
  • Manages the HVAC BAS system, badge access programming & security requirements for all company buildings in Loveland and Denver.
  • Manage relationships & agreements with vendors thru correspondence, bidding process, legal, and department contract process(es) for all properties within the portfolio.
  • Oversight of all service contracts along with basic work and construction contracts for all properties within the commercial classification.
  • Evaluate overall team and individual performance including quarterly and yearly goal setting that is measurable followed by bi-annual and yearly performance check-ins.  
  • Ensure that the team complies with all compliance and regulatory requirements including tracking real estate licensing of required in-house associates.
  • Track all payroll and manage time sheets for property management personnel.
  • Manage the budgets and forecasting for property management, Denver office and Loveland office.
  • Collaborates with Asset Management and corporate Property Management staff to create annual strategic plans for all properties. Where applicable, oversees the development of business cases for potential new revenue generation and/or cost containment opportunities, and assist with the evaluation of risks, rewards & impacts of strategic decisions.
  • Oversees all farm leases and activities and work with the assessors in corresponding counties to maintain favorable tax status.

Qualifications


 

  • 10–15 years of experience in property management, real estate operations, or a related field, including at least 5 years of progressively advancing leadership and team management responsibilities.
  • Colorado Real Estate Brokerage License
  • Excellent organizational and leadership abilities
  • Outstanding communication and people skills
  • Knowledge of commercial real estate industry’s legal rules and guidelines
  • In depth knowledge of diverse business functions and principles (e.g. supply chain, finance, customer service, etc.)
  • Proven understanding of financial statements and budgeting/forecasting process  
  • Working knowledge of data analysis and performance/operation metrics
  • Familiarity with MS Office and various business software (e.g. Yardi, HVAC BAS System)
