Responsibilities:
- Manage all aspects of the leasing process, from marketing and advertising to lease signing and move-in coordination.
- Conduct property tours and showcase available units to prospective tenants.
- Screen and qualify potential tenants by reviewing applications, conducting background checks, and verifying income and rental history.
- Negotiate lease terms and conditions with prospective tenants.
- Ensure compliance with Fair Housing regulations and company policies.
- Maintain accurate and up-to-date records of leasing activities, tenant information, and lease agreements.
- Coordinate move-in and move-out processes, including inspections, repairs, and security deposit refunds.
- Address tenant inquiries, concerns, and maintenance requests in a timely and professional manner.
- Collaborate with property management team to develop and implement effective leasing strategies.
Requirements:
- Previous experience in property management or leasing is required.
- Familiarity with LIHTC (Low-Income Housing Tax Credit) program is preferred.
- Strong negotiation skills to secure favorable lease terms for the company.
- Proficient in data entry and record keeping.
- Knowledge of legal administrative procedures related to leasing contracts.
- Excellent sales skills to effectively market available units and attract potential tenants.
- Thorough understanding of Fair Housing regulations and their application in the leasing process.
- Exceptional phone etiquette and communication skills to interact with prospective tenants.
- Experience using property management software such as OneSite is a plus.
- Familiarity with relevant laws and regulations pertaining to leasing.
