This role will source and develop spaces that match our brand and will build connections with our team and guests. Responsibilities include site selection and acquisition, ensuring financial feasibility, taking part in the permit and closing process. KEY DUTIES / RESPONSIBILITIES
- Collaborate with the CEO and CDO on the short-term & long-term real estate goals
- Create overall strategy to lead and execute the real estate expansion plans and new restaurant openings
- Evaluate new potential real estate markets and all supporting data to create a robust pipeline of properties to achieve new restaurant opening needs
- Collaborate with the CDO, construction and design team to identify, secure, design, and develop new restaurant locations to meet annual goals and budgets
- Establish and communicate site selection criteria to the CDO and Real Estate Committee and guide the organization to make successful site selections
- Design the strategy and oversee the development and completion of real estate initiatives including, budgetary planning, ROI & EBITDA analysis, lease negotiation, defining project milestones and metrics ensuring flawless delivery of all aspects of project execution
- Establish and maintain strong relationships with existing and potential landlords, brokers, vendors and strategic co-tenants.
- Drive priorities of Company Imperatives that involve real estate matters
- Lead the team and participate in negotiations of real estate transactions that align with the company’s core values
- Establish, maintain & manage 3rd party broker teams in each local market.
- Partner and collaborate with COO & Ops Services on site selection opportunities, site visits and timing for any potential new restaurant openings
- Work with internal and external teams to develop standards and processes.
- Evaluate brand real estate strategies and capital investment opportunities and provide recommendations on investment decisions
- Liaise with Company’s legal resources regarding lease negotiations and lease revisions; oversee and provide insight into the negotiations and document lease extensions and other lease amendments
- Maintain accountability and performance of the teams’ results through frequent reporting of KPIs and metrics
- Proactively communicate site selection timing and all related details and turnover status to the design/development construction team as well as other departments such as leasing, facilities, and property management
- Performs other related duties as assigned
- All Mendo Base Camp members are paid on a bi-weekly basis
Education & Experience:
- Minimum 10 years of executive leadership experience in commercial real estate development/leasing, F&B experience preferred
- Successful track record of business partnering with C-suite/senior level executives
- Successful track record of managing multiple projects simultaneously in a high-growth environment; Multi-Unit Restaurant or Retail experience preferred
- Strong, proven relationships with national landlords, brokers and other related entities.
- Bachelor’s degree
- Strong, proven analytical and deal negotiating skills
- Outstanding interpersonal and communication skills and proven experience in cultivating collaborative working relationships with teams across an organization
- Track record of successful results utilizing skills in real estate site selection, negotiations, design, and finance
- Leadership: Demonstrated ability to lead people and get results
- Planning: Ability to think ahead and plan over a multi-year timeframe
- Time Management: Ability to organize and manage multiple priorities simultaneously
- Ability to be an independent thinker while working in fast-paced team environments
- Proven analytical and deal negotiating skills
- Strong written and verbal communication skills
- Flexibility with work hours and travel as needed
- Strong skills with Microsoft Excel, Word and Powerpoint
