Position Summary:
The Operations Director assists the General Manager to increase the value and liquidity of the shopping center. This position will maintain the physical integrity of the property, create an environment which enhances the guest experience, tenant sales, community connections, and positions the property for future growth.
The Operations Director has a thorough understanding of and ability to manage mechanical systems, construction practices, preventative maintenance and government regulations. This position requires a comprehensive understanding of operations methods and understands the need to increase profitability and will keep common area costs under control. This individual administers the physical operations of the center, oversees general and preventative property maintenance, construction coordination, public safety, housekeeping and other contracted services.

- Provide consumers, the community and retailers with a pleasant experience by ensuring the property is clean, safe and well maintained with appropriate signage, lighting and landscaping.

o Demonstrate executive leadership by guiding successful teams representative of the company’s core values.
o Manage and develop the talent of the property team while ensuring compliance with all company policies and procedures.
Financial Focus:
o Create the annual expense budget within defined guidelines; implement and forecast operating expenses to that budget. Meet regularly with the General Manager to review finances and adjust as needed to meet the current financial plan.
o Prepare and manage ordinary capital, the five-year capital plan and operating expense plans to meet or exceed company expectations.
o Review and approve invoices for accuracy and monitor for timely payment
- Operations Focus:
o Ensure proper maintenance of all BAS systems including (but not limited to) lighting controls (BMS/EMS), HVAC, fire/life safety alarm systems, irrigation control, vertical transportation, electrical distribution/wiring and lighting, plumbing (interior & exterior)
o Act as project manager for tenant and landlord construction, as well as capital projects. Leverage property knowledge to assist Tenant Coordination with as-built conditions, available utilities, and any known constraints. Ensure all construction activities meet plans/specifications and are completed on schedule and on budget.
o Effectively manage vendors through a thorough understanding of all applicable service or maintenance contracts. Administer all required insurance certificates and invoicing.
o Obtain bids and prepare work orders in accordance with company policy.
o Participate in the company's sustainability efforts.
o Conduct operational audits and ensure processes are in compliance with corporate policy
o Ensure all State and Federal required reports and safety documentation is maintained
o Record asset inventory and property purchases
o Work with General Manager or to implement Risk Management and Emergency Planning procedures and protocols
o Have a complete understanding of what drives rate structures; analyze and monitor utility consumption, utility rebates and new technologies
o Work effectively with the Dacra Executive team
- Other Areas of Focus:
- Assist with marketing and community events and promotions as needed
- Participate in the mall’s strategic planning efforts
- Participate in Manager on Duty (MOD) rotation
- Other duties as assigned
Qualifications and Experience:
Education:
High School Diploma or GED required
Associate’s or Bachelor’s degree preferred
RPA designation or equivalent certification preferred
Experience:
5-8 years in the property or construction management industry or 8 years of comparable experience required
Shopping center industry experience is a plus
Core Skills and Characteristics:
Understanding of commercial building systems, HVAC, plumbing and electrical systems
Strong ability to lead and influence a diverse group of people
Ability to communicate effectively, supervise, train and direct a mall operations team and contracted services
Good analytical skills
Strategic business orientation while maintaining attention to detail

Supervisory Experience:
3 years of supervisory experience required
