Duties Include but are not limited to:

1. Direct the NP Maintenance staG (two, working 20 hours per week.) and cleaning staG (8 hours per week.): a. Prioritize and track current/upcoming projects via shared documents; landscaping log, cleaning log, fire suppression systems log, vehicle check list, HOA maintenance request portal, Manager’s Plan doc, etc.

b. Review goals weekly with staG and post progress (Kiva whiteboard)

c. Track staG hours and ensure team maintains budgeted hours

2. Pool and Spa:

a. Must be Certified Pool Operator (CPO) in the state of New Mexico

b. Oversee daily pool and spa water testing, adjust as needed, and record results

c. Perform required weekly chemistry checks and make appropriate adjustments.

d. Manage routine pool and spa maintenance

e. Meet with BERNCO Health department for inspection (2x/year) and address any infractions f. Identify and oversee non-inhouse pool/spa projects (resurfacing, pool/spa covers, plumbing, etc.)

3. Oversee maintenance of clubhouse, associated buildings, gates, roads, trails, perimeter fence, pocket, and mailboxes.

a. All systems attended to per maintenance schedule listed on the Manager’s Plan. Systems include but are not limited to:

▪ Boilers: radiant, pool and spa

▪ Swamp Coolers

▪ On demand hot water heaters

▪ Water softener to include weekly hard water testing and salt level maintenance

▪ Plumbing, including lawn and landscape sprinklers

▪ Fireplace/chimney cleaning and inspection

▪ Monthly fire check, charting, and yearly inspections of fire suppression systems;

extinguishers, emergency lighting, exit signs, smoke detectors and beams, carbon

monoxide/propane detectors, overhead sprinklers, kitchen hood, and building egress

▪ Septic system maintenance and inspection

▪ Roof, tennis court, and stucco inspections

b. Appliance and equipment serviced/repaired/deep cleaned as needed

4. Clubhouse janitorial: establish, maintain, and chart cleaning tasks, work with Wedding Director to ensure that wedding staG completes post event cleaning. Oversee more intensive deep cleaning tasks including but not limited to floor waxing, stripping and buGing, pool/spa deck power washing, window washing, etc.

5. Oversee NP grounds/landscaping, parking lot, shop yard, signage, and gate maintenance: a. Ensure roads, sidewalks, mailbox pads, and front gate are plowed/cleared in the winter b. Road/Parking lot maintenance

▪ Crack seal annually

▪ Seal coating every 5 years (2 coats)

▪ Maintain/replace signage

▪ Parking lot cleared of debris, drains cleared

c. Landscaping kept to a high standard

d. Trail maintenance coordination with committee to keep trails clear and free of any hazards. e. Maintain exterior furnishings as needed

f. Routine fish pond maintenance as needed, filling, and scheduling of fall winterizing and thinning.

6. Update maintenance portion of Reserve Study and provide:

a. Twice yearly update to BOD with Budgeting recommendations

▪ Items scheduled for refurbishment or replacement

▪ Items that need to be addressed ahead of cycle

▪ Items that Maintenance Manager recommends pushing to later cycle

▪ Quotes for items that are recommended for the following year

▪ Updating material costs and reserve item costs

7. Monthly reporting to the BOD with the month’s accomplishments, and forecasting the upcoming month’s goals. Reporting should include past month’s expenditures.

8. Weekly Reporting to BOD maintenance liaison.

9. Recruit vendors, obtain quotes, and oversee work on projects authorized by the BOD. a. All work with a cost greater than $1000 will be brought to the BOD before a PO is authorized. ▪ Multiple quotes are required

▪ All vendors must be commercially licensed, insured contractors of the state of New Mexico, estimates must be guaranteed not to exceed 20% of original quote.

▪ Normal minor maintenance work approved in the annual budget can be completed without BOD preapproval, but if outsourced, contractor still needs to be licensed and insured in the state of NM.

▪ Emergency work, major or minor, in order to prevent further damage can commence without BOD approval, but has to be brought to the HOA president or VP and HOA

treasurer’s attention within an hour of the work commencing, and work must be performed by licensed contractor.

10. NP HOA BOD principal contacts are the BOD representative for Maintenance, Maintenance Committee Chair, the Treasurer and the President.

11. The Maintenance Manager is an hourly wage position, and a direct employee of Nature Pointe. The Maintenance Manager has input on maintenance staG job performance, recruitment, and staG size as needed.

12. Must be able to lift 40 lbs. safely.

13. Must be computer literate with proficiency and working knowledge of database and reporting tools such as Microsoft Word and Excel.

Pay: $25.00 per hour
