What are the responsibilities and job description for the Executive Director position at Nebraska City Area Economic Development?
To facilitate the creation of jobs and economic development opportunities for Otoe County, Nebraska through the Nebraska City Area Economic Development Corp. (NCAEDC).
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
1. Responsible for the oversight of NCAEDC’s economic development program which includes: attraction, retention, site development, workforce development and entrepreneurial development.
2. Develop and implement a fiscally responsible budget ensuring that funds are safeguarded and administered appropriately.
3. Work with the partners of NCAEDC to promote the continued expansion and growth of existing businesses in Otoe County by implementing a proactive outreach program where one-on-one assistance will be provided. Assistance provided includes: real estate options, access to local and state incentives, financing options, connections to utility partners for infrastructure improvements, connections to city and county officials for projects that require zoning and planning changes, connections to workforce programs and access to demographic information.
4. Serve as project manager and the point of contact for new-to-market and expansion projects in Otoe County. Project management responsibilities include ensuring the client is receiving accurate and pertinent information in a timely fashion, the coordination of all in and out of city visits, consistent follow-up and follow-through and the maintenance of accurate digital project records.
5. Oversee preparation of all information for NCAEDC Board meetings and investor meetings including agendas, minutes, programs and financials.
6. Work with the NCAEDC Board to maintain an efficient organizational structure that will strengthen the competitiveness of Otoe County within the local, state and global economy.
7. Establish and maintain collaborative working relationships by effectively communicating with investors, elected community leaders within Otoe County, utility providers, educational institutions, developers, various community organizations, business community and economic development allies.
8. Meet monthly with community leaders, report quarterly to city and village boards and attend yearly state-wide economic development conferences hosted by the State of Nebraska or the Nebraska Economic Development Association.
9. Maintain economic data relevant to the area and prepare quarterly reports for investors.
10. Remain aware of local and state issues/legislation that could impact business and industry.
11. Actively utilize the current CRM system for tracking the before mentioned activities.
12. Perform other duties as assigned.
13. Administrator of the City of Nebraska City’s LB840 program. Responsibilities include ensuring the client and the city is receiving accurate and pertinent information in a timely fashion, hold public hearing at city council meeting twice per year regarding all applications and follow up audits, consistent follow-up and follow-through and the maintenance of accurate digital project records.
14. Responsible for recertification of the community with Nebraska Department of Economic Development
15. Serve as Executive Director for sister non-profits (Foundation a 501c6; GREAT, a 501c3)
OTHER DUTIES AND RESPONSIBILITIES:
1. Assist, as able, with special events sponsored by the Omaha Partnership and serve ex-officio on the Nebraska City Tourism and Commerce board of directors.
SUPERVISORY RESPONSIBILITIES:
1. Plans, assigns and directs work for marketing assistance.
2. Provides training and opportunities for training when applicable.
3. Establishes job standards and assists with appraising performance. Rewards, disciplines, addresses complaints and resolve employee issues.
FISCAL RESPONSIBILITY:
1. Develop annual budget.
2. Present to Board for approval.
3. Ensure budget is safeguarded and administered appropriately.
The budget for the organization is approximately $170,000.

EDUCATION AND RELATED WORK EXPERIENCE:
1. Bachelor’s degree in business or related field OR an equivalent combination of education and experience required.
2. Three to five years of work experience in business/economic development within a local, regional or state economic development organization is preferred.
3. Minimum of three years community involvement serving as Board representation or in a leadership capacity on behalf of an organization preferred.
4. Strong people and program management skills preferred.

Compensation: Based on qualifications and experience, proposed annual salary ranges to $85,000. Health insurance, HAS, 401(k), eleven (11) paid holidays, paid vacation.
The Nebraska City Area Economic Development Corporation (NCAEDC) is seeking an Executive Director due to the upcoming retirement of the current Executive Director.
Located just 45 minutes south of Omaha and 50 minutes east of Lincoln, Nebraska City is a vibrant community with a population of 7,300 in Otoe County, which has a total population of 15,900. The city attracts over 250,000 visitors annually, drawn to its charming main street, orchards, wineries, and the Arbor Day Farm/Lied Lodge complex.
Nebraska City boasts excellent transportation links, including US Highway 2, a four-lane expressway connecting Lincoln and I-29, and US Highway 75, a mostly divided four-lane highway connecting Omaha, I-80, and Kansas to the south. The city also features a port authority on the Missouri River and an airport with a 4,500-foot runway.
Nebraska City is actively preparing for future growth. The City recently launched a 40-acre housing development, with both single-family and multi-family lots now available. NCAEDC has been a key driver in enhancing the quality and availability of early childhood education and care in the area.
