We are in search of an experienced, knowledgeable, and highly motivated leasing/resident services consultant for our Butler, PA communities, which consists of seven unique properties. The ideal candidate should possess a robust sales background, ideally within the real estate sector, and should be enthused by the prospect of contributing their expertise, experience, and strong work ethic to a company that values their insights.

Major Duties and Responsibilities:
· Prospective Resident Engagement: Respond to inquiries effectively, generating visits to the property.
· Tours and Sales: Conduct property tours, perform follow-ups, and complete leasing paperwork from application through lease signing.
· Relationship Management: Build and maintain strong relationships with both current and prospective residents while focusing on increasing resident retention.
· Prospect Tracking: Monitor telephone and walk-in traffic, maintaining prospect data in our AppFolio database.
· Property and Unit Familiarity: Gain comprehensive knowledge of our properties, including vacancies and lease expirations. Be familiar with available and model units, ensuring readiness and addressing any cleaning and/or maintenance concerns as necessary.
· Prospective Resident Assessment: Evaluate prospective residents' needs via a strong understanding of the qualification process and criteria.
· Application Management: Collect and organize data for lease applications and processing.
· Lease File Maintenance: Create and maintain lease files for incoming, current, and outgoing residents.
· Resident Relations: Enhance resident retention through relationship cultivation and support.
· Leasing Goals: Assist in setting and achieving leasing targets while maintaining a strong closing ratio and a high occupancy percentage portfolio-wide.
Community Management Responsibilities:
· Inspections and Renewals: Conduct yearly inspections and renewals for current residents.
· Common Area Excellence: Ensure common areas, seasonal décor, and curb appeal maintain a high standard via daily tour paths.
· Social Media: Post content to social media platforms and manage incoming inquiries.
· Administrative Collaboration: Handle administrative resident requests in tandem with colleagues.

Physical Requirements:
· Walk properties, including 3 flights of stairs.

Pay: $17.00 - $20.00 per hour
