Site Acquisition Specialist

Position: Site Acquistion Specialist ( Network Real Estate Specialist / Developer – III)

Location: Bedminster, West Nyack, NY (Onsite Tuesdays & Wednesdays)

Targeted Years of Experience: 5–7 Years

Overview:

We are seeking a highly motivated and experienced Network Real Estate Specialist / Developer III to support critical real estate and lease activities related to network upgrades and expansions. The ideal candidate will have a strong background in telecom construction projects, lease negotiations, permitting, and regulatory compliance. This role requires working onsite twice a week and collaborating closely with cross-functional teams to drive project completion and support network deployment.

Key Responsibilities:

• Lead and coordinate lease term renewals and negotiations, maintaining a 5-year proactive outlook.
• Manage overlaps with NB Relo, HRR, and EB Modifications teams for lease and renewal activities.
• Serve as a single point of contact for lease renewals and expiring contracts in coordination with HQ/CENRE.
• Oversee site acquisition activities, including zoning, permitting, environmental and regulatory compliance.
• Develop and present business cases for site acquisition and network expansion.
• Handle project tracking, vendor performance monitoring, and ensure all project trackers are accurately updated.
• Participate in deployment calls, ensuring all stakeholders are informed of project status and action items.
• Coordinate with Legal, Engineering, and external vendors to align project design with Verizon standards.
• Support COI bond requests, purchase orders, and vendor receipts management.
• Review and approve PORs via ESA for Macros, Relos, and Renewals.
• Drive weekly EME engagement in Tuesday meetings and assist with administrative work (e.g., pulling NetDocs).
• Ensure leases and amendments are uploaded, processed, and tracked accordingly.
• Manage and maintain database systems related to cellular site projects.

Must-Have Skills:

• Proven experience in landlord relations, lease renewals, and site development processes.
• Familiarity with leasing templates and the Site Development lifecycle.
• Strong understanding of NYM-based landlord entities and local zoning/permitting processes.
• Experience with systems such as FUZE SPM, 1ERP, and ESA.

Desired Skills:

• Proficiency in Google Suite (Gmail, Sheets, Slides).
• Strong organizational, communication, and stakeholder management skills.
• Budget tracking, cost estimation, and cost accounting experience on large-scale projects.

Education/Certifications:

• Bachelor’s degree in a relevant field preferred.
• Certifications in real estate, project management, or telecommunications are a plus.
