SUMMARY: The Estimator plans, directs and coordinates the estimating and bidding schedule for construction and related trades specialty projects including but not limited to misc. metals, specialty metals & mechanical equipment, metal fabrication and installation activities to ensure that only profitable projects are bid and won.
DESCRIPTION OF THE WORK:
Primary Responsibilities:
ESSENTIAL DUTIES AND RESPONSIBILITIES include, but are not limited to the following. These duties describe the minimum activities of this position. These duties are subject to change in order to accommodate the needs of the company.
- Seek a scope breakout from the client or GC. If the client does not have the scope clearly defined, facilitate estimator in doing a takeoff where an applicable scope is identified.
- Review plans and specifications for completeness
- Review and procure bonds and insurance as required
- Creation of subcontractor lists and development of bid packages
- Prepare bid submission documents
- Perform quantity surveys (takeoffs) to determine the amounts of labor and materials necessary to complete the work
- Attend pre-bid meetings
- Ensure that we have the proper coverage from subcontractors on bid day
- Obtain bids from vendors and subcontractors by specifying materials; identifying qualified subcontractors; negotiating prices
- Submit requests for information to the owner, architect/engineer or GC before deadlines
- Prepare work to be estimated by gathering proposals, drawings, specifications, and related documents independently.
- Identify material and time requirements by studying proposals, drawings, specifications, related documents, and addendums
- Solicit and maintain communication with subcontractors and vendors
- Transmit addenda and other bid information to subcontractors
- Review and analyze estimated vs. actual costs
- Analyze documents for Best Value
- Provide complete conceptual and final estimating input on complex projects
- Track actual field productivity rates to create accurate units costs for Estimating Department use
- Participate in client interviews and attend business development functions
- Develop and maintain a positive working relationship with clients, architects, subcontractors and suppliers
Project Turnover:
- Properly turns over bid documents and sub buyout information to Project Management in a timely manner as soon as a letter of intent is provided.
- Work with business development to follow up and seek the outcome of bid and proposal. If negotiation is needed, the Senior Estimator will facilitate.
- Review drawings with the Project Management team and highlight areas of concern. These areas might be scope, budget, schedule or contract related.
- Ensure that quotes provided by subs are honored and the timeline of quote expiration is managed.
- Ensures that subs are aware of (and commit to) the project schedule.
- Properly turns over bid documents and sub buyout information to Project Management in a timely manner as soon as a letter of intent is provided.
QUALIFICATIONS:
Education and/or Experience:
- Four year degree in Construction Management or Civil Engineering or equivalent combinations of technical training and experience.
Language Skills:
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak effectively in one-on-one situations with customers and employees.
Mathematical Skills:
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
Reasoning Ability:
- Ability to interpret a variety of instructions furnished in written and oral form.
Certificates, Licenses, Restorations:
- Valid driver’s license and good DMV record to operate vehicles on company’s behalf.
Other Skills and Abilities:
- Proficient in MS Office (Access, Excel, PowerPoint, Outlook, Publisher, and Word).
- Proficient in BlueBeam and On-Screen Takeoff.
- Ability to work without supervision and to meet deadlines.
- Ability to work well with others and achieve team goals.
- Highly dependable with excellent organizational and time management skills.
- Detail-oriented and thorough approach to putting together estimates.
PHYSICAL DEMANDS:
- The position typically requires sitting/standing for extended periods.
- The position will require the occasional physical ability to climb, and function in elevation changes by means of self-propulsion to include ladders, scaffolding, stairs, etc.
- Ability to negotiate construction work areas in a safe manner and behavior.
- Performing the duties, the employee will regularly be in an active onsite construction environment where they will be exposed to moving mechanical components & equipment.
