Job Title: MANAGER, BUILDING MAINTENANCE

Shift Schedule: 8:00 AM – 4:30 PM, Monday – Friday, with some overtime requirements. Subject to being called 24 hours a day, 7 days a week for emergencies or due to inclement weather conditions. Must carry Authority provided cell phone or other communication device when off duty.

Starting Rate: $111,000.00 ANNUAL

JOB SUMMARY: This supervisory position is responsible for the maintenance, operation, and repair of all Airport Authority buildings and equipment assigned to the Building Maintenance Department.

ESSENTIAL JOB FUNCTIONS: The following duties are typical for this position. Incumbents may not perform all of the listed duties and/or may be required to perform additional or different duties from those set forth below to address business needs and changing business practices.

  • Responsible for the structural maintenance of all Airport buildings.
  • Utilize Computerized Maintenance Management System (CMMS) to manage and track maintenance activities for equipment and assets.
  • Utilize CMMS to schedule and create workers and report maintenance activities for equipment and assets.
  • Responsible for operating, maintaining, and repairing all heating, cooling, and ventilating systems, and related machinery.
  • Responsible for the maintenance and repair of all plumbing systems.
  • Responsible for the operation, maintenance, and repair of all electrical distribution equipment and apparatus.
  • Responsible for scheduling the work of all departmental personnel as well as coordinating the work activities with other departments.
  • Plans and implements preventive maintenance programs schedules inspections and repairs in coordination with other operating activities.
  • Responsible for maintaining a training program for the department personnel in the proper use and maintenance of tools, equipment, and safety-related topics.
  • Give necessary training and orientation to new employees in the department.
  • Supervises all personnel in the Building Maintenance Department. This includes orientation, training, evaluation, and job assignments. Promotes teamwork, good morale, and cooperation through the implementation of effective supervisory practices.
  • Responsible for the completion of specific construction and/or repair jobs as assigned by the Senior Manager of Facilities.
  • Ensure that all tools and working equipment are in good and safe working order.
  • Prepare appropriate payroll documentation for the department.
  • Prepare reports for local and state agencies.
  • Preparing the departmental budget, and capital improvement projects. Facilitating approved department capital projects.
  • Manage landside snow removal operations.
  • Performs all other duties as assigned and directed.
  • Administer and adhere to all Authority policies and guidelines.

KNOWLEDGE, SKILLS AND ABILITIES: The following generally describes the knowledge, skills and ability required to enter the job and/or be learned within a short period of time in order to successfully perform the assigned duties.

  • The individual must possess a thorough knowledge of related building trades, including electrical repairs, plumbing, soldering, plaster and masonry repair, painting locksmithing. ability to lay out, assign, and supervise the work of others.
  • Ability to efficiently use CMMS platform
  • Ability to efficiently work from specifications, blueprints, and written instructions.
  • Ability to direct several concurrent work projects, always observing safe work practices.

EDUCATION/TRAINING:

  • Minimum two years of college or technical school, preferred.

EXPERIENCE:

  • Minimum two years of Supervisory experience or other leadership role.
  • Five years of journeyman experience in one or more skilled trades; Two years’ experience in operation and repair of commercial heating, ventilation, and air conditioning equipment; or any equivalent combination of experience and training sufficient to indicate the ability to accomplish assigned responsibilities.
  • Minimum two years of experience utilizing Computerized Maintenance Management System (CMMS), preferred.

SPECIAL REQUIREMENTS:

  • Possess a valid driver’s license and must meet NAA driving record requirements.
  • Ability to obtain and maintain eligibility to hold a Security Identification Display Area (SIDA) badge as may be required by assigned job duties and responsibilities.

EQUIPMENT OPERATION: Knowledge and experience in operating air compressors, motor vehicles, snow equipment, hand tools, pallet jacks, hydraulic lifts, woodworking equipment, and personal computers.

PHYSICAL & MENTAL DEMANDS: Persons with disabilities may be able to perform the essential duties of this class with reasonable accommodation. The employee is required to bend, stoop, squat, push, pull, stand and walk extensively. The employee must be able to climb ladders with tools, reach overhead, lift and move objects up to 50 lbs., work in awkward positions, read blueprints and computer printouts. The employee must demonstrate the ability to perform these essential functions during their physical examinations.

WORKING CONDITIONS/HAZARDS: Exposed to H20 treatment chemicals; refrigerants; natural gas; high noise levels; high-speed equipment; high voltage; acids; alkalis; extensive hours during snow removal; strippers; penetrating fluids; and other aerosol/liquid chemicals.

DRIVING RECORD REQUIREMENTS: All drivers must be at least 21 years of age, licensed for at least 3 years, have the type of license required by their state for the vehicles operated and meet the following driving record standards.

  • License is active and NOT suspended.

  • Any employee or applicant who has been licensed in their state for less than 3 years must provide a copy of their previous driving record to Human Resources.

  • An employee or applicant may have a North Carolina or Virginia driver’s license as long as they reside in that state.

  • An “unacceptable" DMV driving record includes the following violations during the most recent 3-year period:
  • Committing a Felony with a Motor Vehicle
  • DWI/DUI
  • Drug Offense
  • Eluding a Police Officer
  • Foreign citizens with no historical driving record available to us
  • Hit Run / Leaving the Scene of an accident
  • Lending an Operator’s License or Registration to Another
  • Open Container Violation
  • Passing a Stopped School Bus
  • Racing or Speed Contest Violation
  • Reckless Driving
  • Speeding 25 mph, or more, above speed limit
  • Suspended License History – Drivers who have had 3 or more license suspensions as a result of moving violations
  • Temporary Operator's Permit
  • Two or more at fault accident convictions
  • Vehicle Manslaughter/Homicide
  • Three or more moving violations within the past 12 months

Note: Texting or cell phone violations are considered moving violations because they increase the chance of being in an accident.
