Responsibilities:
- Update policy and procedures as needed.
- Participate in Maintaining/Updating the Facility Emergency Plan
- Maintain a file for all facility service contracts and a log to ensure vendor compliance.
- Maintain logs on the maintenance operation, testing and preventative maintenance of equipment and systems including but not limited to:
- Maintain and update facility’s equipment operation and maintenance manual.
- Correct any fire hazards that need repairs in the facility.
- Participate in the planning and implementation of Fire Drills and Emergency/Disaster Drills.
- Assist in training and orientation of new personnel.
- Perform administrative requirements such as completing necessary forms, reports, etc., and submitting them to the Administrator.
- Recommend to Administrator equipment or supplies needed.
- Meet with department personnel to assist with identifying and correcting problem areas or services.
- Assist in standardizing the methods in which work will be completed.
- Participate in committees such as Safety and QAPI.
- Facility Key Systems
- Troubleshooting and repair of technical systems.
- Computerized Controls.
- Handover of building of systems and warranty items and problems.
- Reference materials (blueprints, equipment manuals).
- Resolution of building systems from an engineering standpoint.
- Researching, assessing, and solving engineering problems.
- Ensure utilization of REQQER Work Order Software, data entry and implementation of programs.
- Other related duties as they become necessary or as directed by the Administrator.
- Demonstrates a high proficiency and understanding of systems such as HVAC, plumbing, electrical, mechanical, and code compliance
- Experience preferred in maintaining water source heat pumps, as applicable
- Possess an understanding of OSHA and life safety regulations
- Maintenance to one of our off-site facilities.
- Grounds Maintenance including lawn care and snow removal.
- Attendance all in services and educational programs
- Provide a written monthly report to the Administrator of any/all projects and any progress updates.

Requirements:
- High school diploma or GED equivalent-required with 4 years of higher learning or 6 years of comparable experience.
- HVAC Experience
- One (1) year supervisory and management experience which may include recruiting staff, coaching, performance management, responsibility of daily department operations
- Must be able to function as part of the maintenance staff in developing and organizing policy and procedures, facility safety programs and engineering projects and problems.
- The successful candidate must possess a working knowledge of OSHA, DOH, MSD’s, and Infection Control and Hazmat Standards.
- Must be knowledgeable of boilers, compressors, generators, DDC Controls, HVAC, and various mechanical, electrical, and plumbing systems.
- Must be able to read and interpret blueprints and know building codes and safety regulations.
- Capable of planning and conducting programs in repair and installation, general facility maintenance, preventative maintenance, and capital planning.
- Ability to manage multiple priorities
- Possess written and verbal skills for effective communication and the ability to facilitate small group presentations and trainings
- Competent in organizational, time management skills
- Demonstrates good judgment, problem solving and decision-making skills
- Proficiency in computer skills, Microsoft Office (Windows, Outlook, Excel) with the ability to learn new applications
