Position: Maintenance Manager
Report To: General Manager

Job Summary
The individual in this position is responsible for leading and executing all maintenance and repairs of the hotel, troubleshooting electrical and mechanical malfunctions, and oversees that the hotel property is kept in excellent condition, which includes the hotel grounds, parking garage, public areas, guest rooms, offices, conference and banquet rooms, TEN restaurant and kitchen, and Bernie’s Diner and kitchen. In addition, the individual in this position will be responsible for overseeing audio/visuals, reviewing employee time edits, reporting, and fulfilling work orders as assigned by the General Manager. The Maintenance Director coordinates with the local safety, health, fire, and building inspectors to ensure the hotel is in compliance with all codes and regulations.
Responsibilities and Duties
The responsibilities and duties of the Maintenance Director are divided into four main functional areas:
Hotel Maintenance
- Performs routine inspections on hotel property to include all heating and cooling systems, TEN and Bernie’s Kitchen equipment, elevators, and minor technology and electrical items
- Responsible for identifying and leading repairs in public areas of the hotel to include dry wall, painting, lighting, moving of furniture, and shampooing of large area rugs
- Monitors preventive maintenance on 160 guest rooms to include patching and painting walls, minor plumbing, shampooing carpets, and replacing and installing necessary items such as Direct TV, window trims, and lighting
- Ensures all guest requests are met in a timely manner
- Conducts minor disassembly and reassembly of items
- Oversees contractors when professional repairs are needed
- Other responsibilities and duties as assigned
Garage Maintenance
- Monitors routine inspections on all garage floors and stairwells for any liquids or hazardous spills, accidents, and loitering
- Responsible for monitoring and assisting with snow removal, clean ups of any liquids or hazardous spills, and kiosk repairs
- Ensures all guest requests have been responded to in a timely manner
- Oversees contractors when professional repairs are needed
- Other responsibilities and duties as assigned
Audio/Visual
- Responsible for leading and assisting with any set up and testing of audio/visual equipment and lighting in accordance with company policy and procedures
- Ensures all customer set up specifications have been met for the event
- Responsible for communicating with sales and banquet departments on any event changes or special requests needed
- Oversees and assists with repairs and troubleshooting of audio/visual equipment as needed
- Ensures maintenance department has assisted with any outside entertainment, including set up and tear down of audio/visual equipment and lighting
- Other responsibilities and duties as assigned
Data Entry
- Responsible for reviewing time edits for payroll submission
- Prepares and posts weekly work schedules
- Ensures all current and previous hotel employees are updated in the security lock system correctly
- Responsible for all maintenance department purchases and inventory
- Enforces safety policies and procedures
- Implements and ensures all maintenance employees are properly trained
- Other responsibilities and duties as assigned

Job Context
The Maintenance Manager spends the majority of time on his or her feet. Physical demands involve walking, going up and down stairwells, crawling on hands and knees, bending, lifting, and carrying. Must be able to lift and carry a minimum of 40 lbs. The workday is spent both inside and outside the hotel property. Time spent working outside the hotel will occur in all weather conditions. Depending on the task assigned, the noise level can range from low to high. The Northern Hotel is open 24 hours per day, seven days per week, and all holidays. Shift hours for the Maintenance Department include 7:00 a.m. to 3:00 p.m., 2:00 p.m. to 10:00 p.m., and 10:00 p.m. to 8:00 a.m. Employees working six or more hours in one shift will receive a paid half hour meal break. Weekend and holiday work may be required for this position. The individual in this position must be willing to cover emergency shifts when needed. Stress is usually moderate, but can become high when dealing with an influx of job responsibilities and duties.
Job Specifications
Upon hire, the Maintenance Manager must:
- Have a high school diploma or general education degree (GED)
- Minimum two to three years experience in maintenance management
- Minimum three years experience in building maintenance, preferably in hospitality
- Be able to perform tasks in a safe and productive manner
- Be able to stand, bend, twist, crawl, lift, and carry for long periods of time
- Have attention for detail
- Be well organized in a fast pace environment
- Be able to keep a professional appearance at all times
- Have customer service experience
After hire, the Maintenance Manager must:
- Learn and understand the expectations of the hotel (policy and procedures)
- Learn and understand the layout of the hotel
- Learn and understand the hotel security system
- Learn and understand data entry for the time clock system, for inventory, and for all supply purchases
- Perform outstanding customer service by connecting, empathizing, and respecting all needs of the hotel guest and staff
