Director of Real Estate & Facility Management
The Director of Real Estate & Facility Management provides leadership ensuring operational excellence. The department is a critical component of the company’s overall growth strategy and provides a best-in-class service experience. The incumbent shall be responsible for and overseeing sourcing and securing commercial properties, negotiating, and administering lease agreements, and coordinating project management for all facility construction, renovation, and maintenance.
Responsibilities
- Oversees the development and implementation of strategy, departmental directives, policies, and procedures for the company’s leased real estate portfolio.
- Evaluates potential property site location for leasing to ensure alignment with company goals and objectives.
- Responsible for preparation of all leasing documentation, including but not limited to, letters of intent, leases, amendments, final lease submission packages.
- Designs strategies to resolve real estate location and space issues (e.g. center location, space allocation & layout) to achieve the company’s strategic goals and direction set by the executive leadership team
- Oversees the negotiation process for all real estate transactions.
- Develops and coordinates comprehensive preventive maintenance programs for company facilities and negotiates cost-effective strategic and local vendor contracts for timely services.
- Prepares annual operating budget; develops and recommends an annual capital budget for long-range purchases, leases, repairs, maintenance, and improvements to company facility portfolio.
- Authorizes the requisition of equipment and supplies within budget guidelines using capital/equipment budgeting and planning.
Qualifications
- Minimum of Seven (7) years supervisory/managerial experience with oversight of multi-facility, multi-state operations
- Conducts periodic facility portfolio tours, performs on-site assessments and provides rapid response risk mitigation recommendations to the company’s executive leadership team.
- Knowledge and experience with leasing, RFP and Bid processes.
- Ability to analyze, produce and interpret financial and budget reports.
