Paradigm Healthcare is seeking an experienced Director of Maintenance to join our team!
Summary/Objective In keeping with our organizations goals, this position is responsible for ensuring our residents are in a safe and comfortable environment. The position will oversee the maintenance of the building, grounds and equipment needs, housekeeping, and laundry services pursuant to applicable federal, state, and local rules, regulations, and laws.
Job Duties
Oversee all work completed by maintenance, laundry, and housekeeping staff
Ensures the facility is kept cleaned, sanitary, and odor free at all times in compliance with Federal, State, and local regulations
Familiarity with the overall operations of all housekeeping, laundry, and maintenance equipment
Conduct activities in the department consistent with the Life Safety Code and the facilitys policies and procedures
Ensure that all facility maintenance activities in a facility are appropriately carried out
Ensure that all license, permits, and period reviews/tests are current and comply with federal, state, and local laws, rules, and regulations
Keeping a record of all maintenance and service activities conducted
Maintain effective system for facility staff to report any maintenance or issues with the physical plant
Resolve any issues relating to the facility or physical plant in a timely manner
Make frequent rounds of the facility to monitor the cleanliness and orderliness: correct any issues immediately and discuss all issues with the Administrator if required under the circumstances
In conjunction with the Administrator, work to maintain the departments consistent with the maintenance, housekeeping, and laundry budgets
Comply with all safety norms and regulations
Monitor and replenish maintenance, housekeeping and laundry products through established facility policies and procedures
Ensure that qualified staff are hired and schedule staff consistent with labor management policies
Ensure that departmental disciplinary action is administered fairly and without regard to race, color, creed, national origin, age, sex, religion, handicap, or marital status
Terminate employment of personnel when necessary, documenting and coordinating such actions with the HR Director and/or Administrator in accordance with the facilitys policies and procedures
Communicate and interact effectively with residents, visitors, families, staff, and supervisors
Attend and participate in departmental meetings and in-services as directed
Report all resident, staff, or other concerns to the appropriate department head
Report all incidents, accidents, unsafe situations, and concerns immediately
Maintain knowledge with applicable federal, state, and local rules, laws, and regulations relating to responsibilities
Ensure that responsibilities are performed consistent with all applicable federal, state, and local rules, laws, and regulations as well as facility policies and procedures
Supervisory Responsibility
The Director of Support Services is responsible for oversight of all Maintenance, Laundry and Housekeeping employees. The position also requires fixing/maintaining kitchen & office equipment, addressing general plumbing and minor electrical repairs or assessing the needs of the ventilation system.
Required Education and Experience
High school diploma or GED
Computer literacy skills (Microsoft Outlook, Microsoft Office, Internet)
Minimum three years experience in a similar position in a medical setting
Experience survey requirements for maintenance, laundry, and housekeeping departments
Experience with minor electrical, plumbing, HVAC servicing needs and repairs
Familiar with such equipment as PTAC units, fire alarms, nurse call lights, internet/network setup, and phone systems

Position Type and Expected Hours of Work
This position is within a healthcare facility that operates every day. Although this is generally a Monday through Friday position, there will be scheduled times of work on the weekends and holidays. Significant events can occur at any given time that require working. Ongoing direction and support may be necessary if systems are not properly implemented, continuously improved, and monitored.
Work Environment and Physical Demands
This position generally will require physical activity. It may at times require walking to various locations within a facility. This position routinely uses standard office equipment such as computers, phones, photocopiers and may require some use of machinery consistent with the job duties.
While performing the duties of this position, the employee is regularly required to talk and hear. This position at times requires the ability to walk, sit, use hands, reach, climb, stoop, bend, kneel, twist, and lift as necessary.
