Job Summary
The LIHTC Property Manager is responsible for driving asset performance, maximizing NOI growth, and ensuring full compliance with LIHTC regulations. This role requires a deep understanding of affordable housing compliance, tenant income certifications, and HUD/TCS guidelines.
As a key leader on-site, the LIHTC Property Manager will oversee the financial, operational, and compliance aspects of a LIHTC property while maintaining AFI’s high standards for a safe, clean, and disciplined community. Should you be selected for the position, you will receive onsite training in preparation of managing Park Highland Apartments in Kansas City, MO.

Key Responsibilities
- Compliance & LIHTC Management
- Ensure 100% compliance with LIHTC regulations, income qualifications, and annual recertifications.
- Maintain thorough documentation for file audits, income verifications, and resident eligibility.
- Coordinate with regulatory agencies, investors, and auditors to ensure program integrity.
- Financial & Operational Oversight
- Drive occupancy, rent collection, and financial performance to achieve NOI growth.
- Develop and manage property budgets, financial reports, and operational forecasts.
- Implement strategies to reduce delinquency, minimize vacancy loss, and optimize rental income.
- Resident & Community Management
- Foster a positive community environment, ensuring resident satisfaction and retention.
- Oversee leasing efforts, marketing initiatives, and local outreach to attract eligible tenants.
- Enforce property rules, safety protocols, and maintenance standards.
- Leadership & Team Development
- Supervise and mentor leasing consultants, maintenance staff, and vendors.
- Ensure high standards of professionalism, efficiency, and customer service.
- Provide training on LIHTC regulations to on-site team members.
Qualifications & Requirements
- 5-10 years of property management experience, with a strong background in LIHTC compliance.
- 5-10 years working onsite as a LIHTC Property Manager
- TCS (Tax Credit Specialist) certification preferred (or willingness to obtain).
- Proven expertise in LIHTC program regulations, income certifications, and HUD guidelines.
- Strong financial management skills, including budgeting and rent collection oversight.
- Exceptional leadership, communication, and problem-solving abilities.
- Experience managing on-site teams, vendors, and community relations.
Compensation & Benefits
- Base Salary: $60,000/year
- 100% Rent Concession Onsite (~$10,000/year)
- Performance-Based Bonuses (~$20,000/year potential).
