We are a growing Community Association Management Firm who has an immediate need for a Licensed Community Association Manager (LCAM) to take on an ONSITE management position near downtown Sarasota.

Job Purpose:
The CAM will provide overall support to the Association Board of Directors. CAMs are primarily used to ensure the Florida Statutes and regulations are followed and establish and maintain a professional, service-oriented relationship with all board members, staff, clients, homeowners, vendors, and service providers. The CAM will provide the Board with information regarding the community, promptly attend to the Board's questions and requests as well as assist their team in achieving the goals of the community. The CAM will efficiently and professionally handle the tasks summarized herein to assist the entire community with the day-to-day operations.

Essential Responsibilities:
Responsibilities include the following. Other requirements may be assigned.
1. Client Relations – Maintain a high level of customer service with BOD and owners
2. Administrative Management – Properly and timely post all notices and submit management reports on various projects and community operations
3. Financial Management – Properly and timely process all invoices. Understand and review the association's monthly financials and budget. Prepare annual budgets with the board treasurer and Pinnacle accounting team.
4. Maintenance/Project Management - Oversee capital improvement projects and third- party services. Negotiate and manage contracts with outside service providers and oversee their performance with the help of maintenance staff.
Essential Duties:
· Walk the property to include the commons areas and the building. Must be visible on the property.
· Inspect the interior and exterior of the building and the grounds once per day utilizing the guidelines detailed in Inspection Reports. Provide a written manager's report to the Board of Directors and Direct Supervisor .
· Direct and inspect community projects, recording their progress and delivering reports to the Board of Directors using pictures and documentation in all reports.
· Complete tutorials on association proprietary software, Enumerate Central management software, and other necessary programs affiliated with the operation of the association and Pinnacle.
· Review contracts on an annual basis. Prepare for upcoming/expiring contracts to ensure a proactive approach is implemented for contract renewals and to ensure accurate budgeting.
· Respond to all owner requests and inquiries in a timely manner within 1-2 business days. Assign and follow-up on all owner work order requests with the maintenance team and outside service providers. Monitor owner work order requests and action taken. The CAM is the primary supervisor of work order program.
· Provide daily enforcement of Association’s Rules & Regulations. Promptly notify unit owner or guest of infraction in person or by phone. Follow up with written notification approved by Board President or Vice President if President is not available. Recurring problems are to be reported to the Board of Directors for direction as to further action.
· Provide a weekly summary of unique items/project must be sent every Fridayto the Board – unless otherwise specified by the Board President.
· Prepare and submit a Monthly Manager’s report to the Board of Directors regardless if there is a Board Meeting.
· Act as the liaison between Owners, Committee Chairs, and Board of Directors.
· Act as Pinnacle’s onsite liaison with outside service personnel contracted by the Association. Monitor contractor performance as to adherence to job specifications and adherence to pertinent Association requirements and rules. Report all concerns regarding contractor performance to the Board of Directors. Immediately contact appropriate representative contractor of any job performance problems or failure to provide services as contracted for by the Association.
· Receive and distribute any necessary owner correspondence to the Board.
· Attend Association Board Meetings and Committee Meetings (Committee Meetings as requested). Communicate the status of the Association at Board Meetings.
· Maintain a copy of all meetings notices and minutes in files, Pinnacle shared drive (G- Drive), and on the Association's onsite computer system and website.
· Review the format and language of owner leases annually to ensure that all leases follow the Association’s rules and regulations regarding frequency and duration and notify the Board and Direct Supervisor of any non-compliance.
· Prepare and maintain a standard and emergency procedure manual and provide training for all personnel regarding these procedures.

Pay: $85,000.00 - $100,000.00 per year
