Responsibilities
Tenant Relations:
- Serve as the primary point of contact for tenants regarding inquiries, complaints, and requests.
- Address tenant concerns promptly and ensure high levels of tenant satisfaction.
- Enforce lease agreements and community policies in a fair and consistent manner.
- Coordinate with tenants for move-ins, move-outs, and lease renewals.
Leasing and Marketing:
- Advertise available units through various channels to attract prospective tenants.
- Conduct property tours for potential renters and answer questions about the units and amenities.
- Process rental applications, conduct background checks, and coordinate lease signings.
- Implement effective marketing strategies to maintain high occupancy rates.
- Stay knowledgeable and regularly research local market conditions and competitors’ pricing and specials in the immediate area.
Maintenance and Property Management:
- Coordinate routine maintenance tasks and repairs to ensure the property is well-maintained.
- Oversee landscaping, cleaning, and other property upkeep activities.
- Respond promptly to maintenance emergencies and ensure appropriate resolution.
- Conduct regular inspections of the property to identify maintenance needs and safety concerns.
- Coordinate and communicate effectively with main office staff and maintenance personnel in efforts to resolve any maintenance concerns.
Financial Management:
- Collect rent payments and maintain accurate records of rental income and expenses.
- Assist in the preparation as needed by portfolio manager and manage budgets for operating expenses and capital improvements.
- Monitor and enforce rent collection policies and procedures.
- Work with vendors and contractors to obtain competitive bids for services and repairs, as needed.
Administrative Duties:
- Maintain organized files and records related to leasing, maintenance, and tenant communication.
- Prepare reports on property performance, occupancy rates, and financial metrics.
- Coordinate with property owners or upper management as needed.
- Stay informed about local landlord-tenant laws and regulations.
- Maintain current on all training as assigned, and being proactive in participating in additional training throughout the year as time allows.
- Ensure supplies are requested promptly.
- Always maintaining bathrooms and office cleanliness.
- Maintain professional communication with coworkers, residents, owners, and vendors via email, written, and verbally.
- Arrive at work on time and prepared to work.
- Clocking in to work consistently, remembering to clock in and out for breaks as needed.
Qualifications:
- Previous experience in property management, leasing, or a related field required.
- Lives in Corvallis, OR or willing to commute to Corvallis, OR. Maximum 30 minutes from site or 20 miles.
- Strong communication, customer service, and interpersonal skills.
- Knowledge of basic maintenance and repair techniques.
- Familiarity with property management software and MS Office applications. AppFolio Preferred
- Strong writing and grammar skills to produce well written correspondence and notices.
- Ability to multitask, prioritize workload, and work independently.
- High school diploma or equivalent required; additional education or certifications a plus.
- A valid driver’s license and reliable transportation is required.
- Knowledge and understanding of landlord tenant law and fair housing requirements.
- A consistent positive and professional attitude.
Physical Requirements:
- Ability to perform tasks that may require lifting, bending, and standing for extended periods of time.
- Ability to canvas the property and help maintain standards of safety and sanitation throughout the property.
- Must have reliable transportation for on-call duties and property inspections.
- Availability to work evenings, weekends, and holidays as needed.
Schedule:
- 8-hour shifts
- Monday to Friday typical work week schedule
- Weekends as needed
