Job Summary:
As a Maintenance Supervisor, you will be responsible for performing a variety of repair and maintenance tasks on residential properties. You will work under the direction of the Property Manager to ensure properties are well-maintained, safe, and in compliance with regulatory standards. Your role will involve diagnosing issues, troubleshooting problems, and completing repairs promptly and efficiently to uphold property value and tenant satisfaction as well as managing maintenance and vendor schedules, coordinating repairs, and ensuring timely resolution of maintenance issues.
Responsibilities:
Maintenance Operations Management:
- Develop and implement maintenance plans and schedules for routine inspections, preventive maintenance, and repairs.
- Coordinate and prioritize maintenance tasks to ensure timely completion and efficient use of resources.
- Conduct regular inspections of properties to assess maintenance needs, identify issues, and ensure compliance with safety standards and regulations.
Vendor and Contractor Management:
- Oversee relationships with external vendors, contractors, and service providers, ensuring quality of work.
- Obtain bids and proposals for maintenance projects, evaluate vendor performance, and ensure compliance with contractual agreements.
- Coordinate with vendors and contractors to schedule and oversee repairs, renovations, and capital improvement projects.
Repair and Maintenance Tasks:
- Conduct routine maintenance tasks, including plumbing, electrical, HVAC, and carpentry repairs.
- Perform preventive maintenance on building systems and equipment to ensure optimal functionality and longevity.
- Respond to maintenance requests and work orders from residents or property management, addressing issues promptly and effectively.
- Assist with snow removal.
Troubleshooting and Diagnostics:
- Diagnose problems and malfunctions in building systems, equipment, and fixtures, using diagnostic tools and techniques.
- Identify root causes of maintenance issues and develop appropriate repair solutions to resolve them efficiently.
- Troubleshoot complex technical problems and coordinate with vendors or specialists as needed for specialized repairs.
Safety and Compliance:
- Ensure all maintenance activities are conducted in compliance with safety regulations, building codes, and industry standards.
- Perform safety inspections and audits, identifying potential hazards or maintenance deficiencies and implementing corrective measures.
- Report any safety concerns or compliance issues to the Maintenance Service Manager for resolution.
Documentation and Reporting:
- Maintain accurate records of maintenance activities, work orders, inspections, and repairs using property management software or databases.
- Document all completed repairs, including parts used, labor hours, and associated costs, for billing and reporting purposes.
- Provide detailed reports on maintenance tasks, including findings, recommendations, and follow-up actions required.
Customer Service:
- Interact with residents or property occupants in a professional and courteous manner, addressing maintenance inquiries, concerns, and requests.
- Communicate effectively with residents regarding maintenance schedules, access arrangements, and progress updates on repair work.
- Ensure resident satisfaction by resolving maintenance issues promptly and providing exceptional customer service.
Qualifications:
- High school diploma or equivalent required; technical certification or vocational training in maintenance or related field preferred.
- 3 or more years of experience in maintenance or facilities management, preferably in a residential or commercial property setting.
- Strong technical skills in plumbing, electrical, HVAC, and general building maintenance.
- Knowledge of building codes, safety regulations, and maintenance best practices.
- Ability to read and interpret technical manuals, blueprints, and schematic diagrams.
- Excellent problem-solving and troubleshooting abilities, with attention to detail and accuracy.
- Effective communication skills, both verbal and written, with the ability to interact professionally with tenants and colleagues.
- Valid driver's license and reliable transportation may be required.
Additional Requirements:
- Willingness to work flexible hours, including evenings, weekends, and on-call duties, as needed.
- Physical ability to lift and carry heavy objects, climb ladders, and perform tasks requiring manual dexterity and mobility.
- Certification in specialized maintenance areas (e.g., HVAC certification, electrical license) a plus.
