The Capital Markets Associate plays a crucial role in structuring, executing, and distributing debt financing for commercial real estate transactions. This position involves market research, financial modeling, deal structuring, and coordinating with internal and external stakeholders, including real estate developers, institutional investors, banks, and private lenders. The role requires a deep understanding of real estate debt instruments, market trends, and financing strategies.
Key Responsibilities
- Assist in securing, structuring, and executing CRE debt financing transactions, including CMBS, bridge loans, construction loans, and mezzanine debt.
- Conduct credit analysis, underwriting, and risk assessment for real estate-backed debt transactions.
- Develop and maintain complex financial models to evaluate debt structures, loan sizing, and pricing strategies.
- Monitor real estate capital markets, interest rate movements, and credit spreads to provide insights for financing strategies.
- Prepare financing memoranda and presentations for lenders and investment committee
- Coordinate with internal teams, including revenue management, asset management, acquisitions, and legal to facilitate deal execution.
- Build and maintain relationships with lenders, banks, and private debt funds.
- Assist in the negotiation of loan terms, covenants, and credit agreements.
- Support due diligence processes, including property valuation, and market analysis
- Track performance of outstanding real estate debt transactions and provide portfolio analysis.
Qualifications
- Bachelor’s degree in Finance, Real Estate, Economics, or a related field.
- 2 years of experience in real estate finance, debt capital markets, investment banking, or commercial lending.
- Strong financial modeling and real estate underwriting skills, including proficiency in Excel, and cash flow analysis.
- Understanding of commercial real estate debt structures, CMBS, and other financing instruments.
- Familiarity with regulatory requirements related to real estate financing and securitization.
- Excellent analytical, communication, and negotiation skills.
- Ability to manage multiple transactions in a fast-paced, deadline-driven environment.
- Experience with structured finance, loan syndications, or distressed debt.
- Familiarity with credit risk assessment methodologies and rating agency criteria.
- Knowledge of macroeconomic trends affecting real estate capital markets.
