Position Overview:
We are seeking a dedicated and detail-oriented Property Operations Manager to oversee the rentability of our vacation rental properties in the Bear Lake area. This role is crucial in ensuring that our properties are well-maintained, fully stocked, and impeccably clean, providing an exceptional experience for our guests. The ideal candidate will be self-motivated and able to operate with little supervision and produce superior results. You will also have a strong background in property management and a passion for delivering top-notch hospitality.
Key Responsibilities:
- Proactive Maintenance:
- Conduct regular inspections of all properties to identify and address maintenance needs.
- Coordinate repairs and maintenance with service providers, ensuring timely and high-quality work.
- Develop and implement a preventive maintenance schedule to minimize issues and enhance property longevity.
- Inventory Management:
- Maintain a comprehensive inventory of supplies, furnishings, and amenities needed for both guests and cleaning staff.
- Monitor stock levels and coordinate reordering of items to ensure properties are always fully stocked.
- Collaborate with cleaning teams to ensure they have the necessary supplies to maintain high cleanliness standards.
- Cleanliness Oversight:
- Establish and enforce cleaning protocols to ensure that all properties meet high standards of cleanliness and presentation.
- Inspecting every home prior to guest check-in.
- Conduct quality control checks after each turnover to ensure compliance with cleaning standards.
- Provide training and support to cleaning staff, fostering a culture of excellence and attention to detail.
- Hire (contract) and fire cleaners, handy-men, technicians, etc. as needed.
- Ensure the exteriors of our properties are orderly, weed-free, clean and maintained.
- Building redundancy so there aren’t any no-shows, but being on-call when there are.
- Personally inspect the cleanliness of a home before owner-stays.
- Guest Experience:
- Address guest inquiries and concerns related to property conditions promptly and professionally.
- Gather feedback from guests regarding their stay and use it to improve property management practices.
- Decorating homes and ensuring presentability for any given season of the year.
- Collaboration and Reporting:
- Work closely with the marketing and booking teams to ensure properties are optimally presented for potential guests.
- Prepare regular reports on property conditions, maintenance issues, and inventory levels for management review.
Qualifications:
- Proven experience in property management or a related field, preferably in vacation rentals.
- Strong organizational skills and attention to detail.
- Excellent communication and interpersonal skills.
- Ability to manage multiple properties and tasks simultaneously.
- Proficiency in property management software and basic maintenance knowledge.
