PROPERTY MANAGER
The Property Manager is responsible for Building Trust with current and prospective clients through excellent and proactive communication regarding their investments. By monitoring maintenance activities, ensuring great rental rates, and safeguarding both the income and asset, the Property Manager Delivers Value to those clients. ESSENTIAL RESPONSIBILITIES:
1. Management of the client experience
- Proactive communication through established processes
- Driving net promotor scores (NPS) and survey responses / reviews
- Setting and delivering on achievable client expectations
2. Marketing of available properties
- Writing marketing descriptions, developing strategies to minimize vacancy
- Set rental rates with input from management and/or PM Team
- Active engagement with Resident Management team throughout vacancy
- Weekly communication with clients throughout vacancy
3. Asset Management
- Understanding and communicating depreciation, wear and tear of rentals
- Tracking rental data
- Fixed assets such as appliances and HVAC equipment
- - Compliance information such as Radon, lead paint, other
- - Specifics such as keys/codes, mailbox location, home warranty info, HOA or community information for access to shared spaces or pools
- - Utilities and reimbursements
- - Default lease and renewal templates, as well as disclosures
- Performing initial inspections, and reviewing periodic inspections with clients
- Shared responsibility in move-out and move-in inspections during busy season
4. Maintenance Management
- Oversight of Property Coordinator correspondence
- Budgeting and review of annual maintenance expenses
- Monthly review of maintenance activities and owner statements
- Oversight of work order flow and completion of the work order process
- Engaging in client insurance claims
- Participation in after-hours on-call rotation
5. Lease Management
- Monitoring delinquency in the portfolio
- Leading eviction processes including attorney communication
6. Financial Management
- Reviewing monthly and annual statements
- Budget for annual maintenance and expenses
- Seek approval for ongoing maintenance
- Review comparable rental data and prepare rental pricing strategies
7. Interpersonal Management
- Calm, clear and respectful communication
- Strong active and passive listening skills

- Early communication of mistakes or broken agreements

1. Licensed Real Estate Agent / Broker (Wyoming / Colorado)

5. Basic accounting knowledge

PERFORMANCE EXPECTATIONS

2. Achieve at least 1 - 4 star Google review per quarter
3. No more than 1 management escalation per quarter for at-fault issues
4. Maintain zero owner payables over 90 days
5. Limit at-fault company expenses to $200 or less per quarter
6. Zero unexcused absences per quarter
7. Maintain zero work orders open beyond 60 days
8. Achieve peer teamwork reviews at or above 7/10
