POSITION SUMMARY
The Regional Manager position is responsible for managing the operations of the assigned portfolio to meet RedPeak performance, resident experience standards and Team Member engagement and performance while maximizing long-term value.
This professional’s responsibilities include team leadership of property teams, achieving and maintaining condition of portfolio based on RedPeak’s high standards, achieving goals for portfolio financial performance, advocating, and providing direction to Team Members, producing accurate property reporting, including financials and budgets.
KEY ACCOUNTABILITIES AND RESPONSIBILITIES
Team support and development - Develop and coach team members for next level advancement through training and feedback, and ensure direct reports are developing their team. Advocate, motivate and provide positive reinforcement while providing coaching, (ongoing and immediate), supporting and empowering team members to solve issues. Encourage team building within teams and region. When necessary, identify and manage out low performers.
Communication - Deliver consistent, thoughtful, proactive and relevant communication that sets clear expectations to all levels of team members and reports at RedPeak. Set the standard for how you would like to be communicated with by your team. Be available to Community and Multisite Community Managers by actively listening and leaning in when needed and raise the bar when it comes to customer service.
Operations Effectiveness - Clearly illustrate and ensure RedPeak expectations are met at each asset and measure against the RedPeak KPI's as a standard. Work with the Portfolio Directors to ensure the expectations are consistent across the portfolios while maintaining a nimble and open minded approach. Effectively manage distractions in light of critical priorities and contribute meaningful advances in operational strategies, mainly focused on improving resident satisfaction. Lead supplier partner relationships to maintain deep relationships, seek new supplier partners and ensure expectations are being met by each.
Strategic leadership - Provides a bigger picture perspective when considering specific property challenges and aligns the day-to-day operations of the business with the long-term vision of the business and shareholder expectations for success. Stay current on local market and competitor information. Ability and desire to adapt to and champion technology and new ways of operating.
Financial Management - Oversee development of and management of property budgets. Take lead on accruals and reclasses. Proactively manage portfolio and team to meet and exceed financial performance objectives year over year - meet or exceed NOI (Net Operating Income) and NOI margin for portfolio of properties. Look for opportunities to increase value (to property, to residents, or prospective residents) outside of the stated business plan.

Desired Education

Bachelor’s degree in a related field or commensurate experience required.
Desired Work Experience

6 years of multi-site apartment management, preferably with a mix of class A and B communities and urban and suburban locations

Yardi and revenue management experience preferred
