Position will focus on one community, during lease up of new build in Lenoir City.
Job Responsibilities:
- Must be a leasing superstar and Marketing ! We have an exciting new build lease up opportunity
- Directly responsible for the leasing process for multiple properties
- Well-organized multi-tasker that enjoys a fast-paced environment
- Conduct property tours and showcase the unique features of each community
- Develop innovative and cost-effective advertising strategies and other initiatives that generate qualified traffic. Stays informed about current market and competitor conditions that may impact the community’s occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy.
- Designs and executes marketing activities to create and drive traffic to the property and marketing plans.
- Manage all social media marketing, online reputation and SEOs.
- Serve as the point of contact for media sources for placement and development of advertising.
- Follow-up with all prospective residents.
- Follow up with new residents, exceed their expectations.
- Follow-up with all leads per company policy.
- Responsible for Posting and collecting rent, renewals, leasing while exceeding expectations and maintaining positive connections with prospective and current residents.
- Maintain high occupancy levels by demonstrating the value in our property to prospective residents.
- Performs sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing homes, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a carefree resident move-in.
- Lease using effective selling techniques to close each sale by obtaining the required deposit(s)
- Collaborate with maintenance teams to ensure timely resolution of maintenance requests
- Must be available on Saturdays
- Follow policies and procedures regarding the quality acceptance of applicants.
- Follow all fair housing laws
Qualifications:
- Previous Experience in property management, leasing or a related field
- Strong knowledge of leasing and marketing techniques
- Proven ability to effectively manage multiple properties and prioritize tasks
Required Licenses or Certifications:
- Candidates must have all licenses and/or certifications as required by State and Local jurisdictions
