JOB SUMMARY: We are a growing self-storage company in the business of serving our customers. We offer high-quality self-storage units and cater to our clients’ needs. The Property Manager is responsible for providing excellent customer service and managing the day-to-day operations. The Property Manager will maximize the property’s net operating income and facilitate optimum performance of the property including management, expense control, revenue enhancement, capital improvements, information reporting and compliance with applicable laws and company policy.
DUTIES AND RESPONSIBILITIES:
- Clean out storage spaces and pick up trash
- Light landscaping such as pulling out weeds
- Performing preventive maintenance such as changing HVAC filters, oiling gate chain, lubing door springs on roll-up doors
- Oversee the work of contractors and third-party vendors
- Maintain accurate records for each customer including lease, addendums, and correspondence
- Communicate with customers and potential customers in a manner that is professional and respectful
- Maintain foreclosure/eviction documentation organized and accurate
- Cut locks in connection with foreclosure process
- Keep post auction paperwork labeled and filed for seven years
- Prepare required reports accurately and submit by deadline
- Make collections calls and send reminder notices
- Maintain office files and order office supplies
- Review, code, and submit vendor invoices to Regional Property Manager
- Meet or exceed net rental goal each month
- Maintain proper inventory of all merchandise
REQUIRED SKILLS/ABILITIES:
- Ability to read, write and understand English.

- Ability to perform basic to intermediate mathematical and accounting functions
OTHER REQUIREMENTS:
· Maintain good relations with peers, managers, and tenants at all times
· Must maintain professional appearance and comply with uniform policy
· Ability to work on time and on a consistent basis; some overtime may be required
· Ability to work weekends and holidays if necessary
· May be required to be available to work on-call or when needed due to staffing shortages
· Ability to work well under stress
EDUCATION AND EXPERIENCE:
- High School diploma or equivalent
- Minimum of 1 year self-storage property or management experience is preferred (can include combination of leasing, assistant manager, and/or property management experience)
PHYSICAL REQUIREMENTS:
· Frequently required to sit, stand, walk, talk, hear, bend and reach
· Ability to reach with hands and arms
· Lift and/or move up to fifty pounds
· Working in outdoor weather conditions
