Role (Overview of the Position)
- Inspects, estimates, and ensures effective completion of property turns in a timely manner, including performing the actual duties, when necessary (company vehicle provided)
Responsibilities (Tasks Associated with the Role)
- Inspect vacant properties immediately following tenant move-out or new management agreement.
- Take detailed photos and notes to create estimates.
- Estimates include total cost of turn (time and material either from tech or vendor) and breakdown of tenant charges.
- Work with the turn team and vendors to coordinate resources used for turn completion.
- Conduct/perform labor associated with turns, rehabs, special projects, and work orders.
- Keep in order, re-keyed properties, mailboxes, and lockboxes
Results (Expected Accomplishments)
- Ensure turn budgets are met and work completed is in the best interest of the property owner.
- Ensure properties are move-in ready and tenant satisfaction is achieved.
- Ensure all details are accounted for limiting call backs.
- Ensure all tenant damage is accurately tracked and accounted for.
- Maximize the balance of billable and non-billable hours.
Requirements (Expected Proficiencies)
- High school diploma or equivalent.
- Extensive property maintenance and trade work experience required.
- Existing knowledge and continued learning of property maintenance and construction
- Ability to adapt to any process changes throughout your tenure
- High degree of initiative and self-motivation; strong problem-solving skills
- Ability to utilize technology including PC, tablet, Appfoilo, Google Drive, and other software
- Must have driver’s license
- Must have own set of hand tools
- Must be able to work five days of the work week 8 hours minimum, Mon-Fri 8:30 – 5:30
Job Type: Full-time
Pay: $24.00 - $28.00 per hour
