**Job Summary:**
The Director of Maintenance & Environmental Services is responsible for overseeing all maintenance activities in the facilities, ensuring proper functioning of equipment, and maintaining a safe and clean environment for residents. This role involves managing the preventive maintenance program, handling repairs, coordinating vendor services, and maintaining grounds.
**Responsibilities:**
1. Report any building or equipment problems to the supervisor.
2. Identify and procure needed supplies after approval.
3. Perform handyman tasks for residents as requested or listed in the maintenance log.
4. Complete work order forms accurately and return to the office.
5. Ensure proper trash removal in common areas.
6. Maintain safe storage of chemicals, tools, and equipment.
7. Refurbish living units for new occupants as requested.
8. Repair or replace damaged fixtures or equipment.
9. Inspect buildings for necessary repairs both indoors and outdoors.
10. Change filters in HVAC equipment.
11. Assist with setup and cleanup for special events.
12. Perform routine cleaning activities.
13. Coordinate vendor and subcontractor services for building maintenance.
