POSITION SUMMARY
The Junior Project Manager is responsible for providing support to the real estate development (RED) team to facilitate the creation of new housing for RUPCO’s growing portfolio. The position will provide administrative support across the real estate development process (pre-development, grant applications, approvals, design and construction). The Junior Project Manager will have a strong interest in affordable housing development and the mission of RUPCO, a willingness to learn, and versatility across skills that include project planning, project management, finance, grant writing, and administration of files, invoices, contracts. A collaborative mindset and attention to detail are essential. The Junior Project Manager will interact with all members of the Real Estate Development team and will report to the Senior Project Manager.
The salary range for this postion is $27.00-$30.00 an hour
ESSENTIAL RESPONSIBILITIES
- Support day-to-day activities of the real estate development team, including administrative support related to scheduling, communication, contract management, invoicing, file management, project tracking and reporting.
- Manage and track funding opportunities for the RED team, including identification of new opportunities that are a good match for projects in pre-development.
- Participate in the research, preparation, and submission of grant applications, including the writing of project narratives and the assembly of supportive application materials.
- Provide RED team with weekly Project updates, including identification of critical path milestones and communication when milestones are not on time or within budget.
- Collaborate with the VP of Real Estate Development to create monthly RED team reports for the CEO and the Board of Directors.
- Assist the RED team in coordinating with architects, engineers, landscape architects, general contractors, property owners, project managers, attorneys, and other team members.
- Participate in construction management site visits and support the administration of pay applications and requisitions.
- Manage, track and communicate RED team compliance items related to contracts, agreements and reporting.
- Participate in the development of communication and/or marketing materials for the RED team, including project “deal books”, social media content, photography and videos.
- Assist the RED team in identifying acquisition opportunities, including evaluating overall project feasibility.
- Assist the RED team in securing acquisition, predevelopment, construction and permanent financing.
- Assist the RED team in the completion of major agreements and financing documents, including limited partnership agreements, loan documents, construction contracts and architectural agreements.
- Assist the RED team in the development and underwriting of pro formas, budget and project narratives.
- Assist the RED team in completing contract terms and scope with design consultants and contractors.
- Support the RED team to ensure compliance with all federal, state, and local regulations and other mandated guidelines and policies, including safety and quality assurance.
REQUIRED QUALIFICATIONS
Education:
- An undergraduate degree in business, Urban or Regional Planning, Real Estate Development, or related field is required.
Experience:
- 5 years’ experience with a bachelor’s degree is required, with experience in real estate development, affordable housing, or non-profit management preferred
Skills:
- Strong communication skills, both verbal and written
- Attention to detail and excellent organizational skills to perform administrative tasks efficiently with a high degree of quality control
- Ability to work independently to solve problems and a willingness to seek guidance where necessary. Desire to learn
- Willingness to work within collaborative culture and contribute to team-building. Versatility to respond to diverse team needs
- Experience in grant writing and public sector funding is a plus
- Proficiency with spreadsheet and word processing software. Experience with Project Management software is a plus
- Experience and technical proficiency in aspects of affordable housing real estate development, including finance, entitlement, design, construction, lease-up and operations is a plus
- Commitment to the mission of the organization and a passion for providing affordable homes and support services to the area’s most vulnerable populations
- Must have valid driver’s license and reliable transportation
