Position Overview:
We are looking for an experienced Project Manager / Superintendent capable of independently managing commercial construction projects from inception to completion. This hybrid role combines office-based project management with on-site supervision, requiring exceptional organizational, leadership, and communication skills to ensure the successful delivery of projects.
Key Responsibilities:
Preconstruction Activities
- Solicit subcontractors through RFQs, RFPs, and bid invitations.
- Thoroughly review project documents, including plan drawings, specifications, and reports.
- Perform quantity take-offs and prepare summaries in Excel.
- Develop detailed bid comparisons for each trade.
- Create construction budgets using CSI Divisions 1–16, incorporating holds, allowances, and scope gap analyses.
- Draft comprehensive scopes of work to define subcontractor responsibilities based on project plans.
- Develop procurement and construction schedules.
- Draft and finalize subcontracts and associated exhibits.
Construction Activities
- Manage submittals, ensuring compliance with contract plans and specifications.
- Coordinate construction activities with subcontractors and vendors.
- Maintain and track RFIs, submittals, and procurement logs.
- Oversee cost control measures and manage pay applications.
- Develop and implement logistics plans and project meeting agendas.
- Record and distribute meeting minutes and special reports.
- Supervise construction activities to ensure adherence to quality and safety standards.
- Manage quality control documentation and records.
- Oversee all phases of the project, from estimating and preconstruction through final completion.
- Develop and monitor project schedules, budgets, and work plans to meet established milestones.
General Duties
- Lead daily on-site activities, ensuring quality, safety, and productivity.
- Coordinate with subcontractors and vendors for seamless work execution and flow.
- Prepare, process, and track RFIs, submittals, and change orders.
- Monitor project budgets and maintain cost controls to ensure profitability.
- Communicate effectively with owners, architects, engineers, and subcontractors to resolve issues promptly.
- Ensure compliance with safety standards, permitting requirements, and company policies.
- Maintain accurate project documentation, including meeting minutes, progress updates, and daily reports.
- Participate in the bidding process by preparing take-offs, estimates, and bid comparisons.
Qualifications:
- Minimum 5 years of experience in commercial construction as a Project Manager, Superintendent, or a combined role.
- Demonstrated ability to manage projects independently with minimal oversight.
- Strong understanding of construction processes, scheduling, and documentation.
- Proficiency in Microsoft Office (word, excel, project, Outlook) budgeting, tracking, and reporting.
- Preferred experience with Procore or other construction management software.
- Exceptional leadership, problem-solving, and communication skills.
- Proficiency in reading and interpreting plans, specifications, and contracts.
- Knowledge of construction safety standards and OSHA compliance.
- Proven ability to manage multiple tasks and priorities in a fast-paced environment.
- Strong organizational skills, attention to detail, and accountability.
Preferred Qualifications:
- Bachelor’s degree in Construction Management, Engineering, or a related field.
- Experience managing ground-up and tenant improvement (TI) projects.
- OSHA 10 and 30 certifications.
