Property Management – Part or Full time Property Manager
Overall Job Description:
This Position can be a part-time or full-time position, responsible for the day-to-day operation of the buildings managed by a downtown Buffalo Property Management Company. This position requires interaction with team members, prospects, tenants, contractors, and coordination with the facilities and financial teams. This position reports directly to the VP of Property Management.
Responsibilities:
The following statements describe the principal functions of a Property Manager but should not be considered as an all-inclusive list of requirements. A Property manager may perform other duties as needed; including working in other functional areas to cover absences or relief, to equalize peak work periods, or to otherwise balance the workload
· Assist in marketing efforts including creating and maintaining updated listings
· Respond to inquiries by prospective and existing tenants
· Coordinate and tour prospective tenants during business hours
· Process applications and execute screenings
· Assist residents with the move-in and move-out process
· Collect and accurately post deposits, rent and other income
· Enforce all leasing and building policies and procedures
· Maintain accurate resident data base and property financial data
· Address tenant complaints and resolve issues in a timely and professional manner
· Maximize occupancy by filling vacancies, processing renewals, and increasing retention
· Oversee building security working with security company and maintenance team
· Maintain key control for all entry fobs, building keys, parking remotes, and tags
· Participate in property inspections regularly and during move-in and move-outs
· Process and complete evictions and collections as needed
· Prepare reports by collecting, analyzing, and summarizing data and trends
· Work with maintenance and contractors to maintain the facility
· Submit work orders and supervise repairs
· Provide professional customer service
· Communicate and work with maintenance team, vendors, and colleagues in a collaborative environment
· Prepare and facilitate tenant surveys to gauge satisfaction and recommendations for the property and management
· Work with financial team to prepare incremental reports on vacancy, cash position, operating budget and P&L
Job Skill Requirements:
- Analytical Skills: must be able to problem solve, prioritize, and manage multiple tasks
- High level of organization
- Ability to learn property management software and use on a daily basis
- Communication Skills: must be able to clearly communicate with supervisor, all staff members, and tenants
- Teamwork: must be a team player, ready and willing to assist in the field as needed
- Physical: must be able to carry at least 20lbs, climb stairs, and be comfortable walking through construction sites.
- Reliable Transportation
- Knowledge of Fair housing and Landlord/Tenant regulations
Preferred Qualifications:
- Existing Real Estate License, or willingness to complete Real Estate Salesperson Course (Required)
- Valid Driver’s license and clean driving record (Required)
