Qualifications that make you a perfect fit:
- Minimum 1-year experience in a Construction Observation position.
- Ability to comprehend construction documents, municipal and other payment protocols and procedures, as well as approved shop drawings and be able compare and reconcile them to the work being performed on a construction site.
- Ability to take written and electronic notes, use laptop and desktop computers, read and comprehend engineering and architectural drawings, specifications and written construction documents.
- Experience of preparing written reports, meeting agendas and detailed minutes.
- Must have knowledge of MS Word, MS Excel. Familiarity with project scheduling software experience and knowledge is beneficial but not required.
- Must understand written construction schedule elements and timelines.
- Have a valid Driver’s License and good driving record (insurable).
- The Construction Observer shall be required to have, or pass upon employment, OSHA 10 safety certification as required.
Essential duties of this position:
- Prepare in advance of the contractor’s specific work elements by reviewing the plans and associated specifications/contract documents and anticipate the sequence and extent of work elements.
- Participate in Contractor progress payment reviews to evaluate the percentage completed on specific work tasks and routine reviews of the contractor’s As-Built Records to ensure that all work is adequately documented.
- Provide photo documentation of the Contractor’s progress and/or issues to supplement reports. The Construction Observer shall participate, with the Project Manager, in Change Order reviews to share his/her knowledge of anticipated contractor efforts, crew size, construction document review and cost for the specific work elements.
- Identify construction deficiencies or missing elements of the work required by the construction documents, make required notifications and develop a tracking and corrections list that will be shared with the appropriate project stakeholders.
- Participate in regularly scheduled progress meetings with Contractor, Project Owner and other stakeholders in the project.
- The Construction Observer shall work closely with, and under the daily direction of, the Project Manager. The Construction Observer may perform other tasks and duties at the direction of the Team Lead and/or Project Manager.
