About the Role:
We are seeking an experienced and highly capable Commercial Property Manager to oversee the operations of a 150,000 square foot Class A/B office building located in Miami, FL. This role is ideal for a proactive, detail-oriented professional with a strong track record in managing large-scale commercial properties, executing capital improvement projects, and maintaining high tenant satisfaction.
Key Responsibilities:
- Oversee the day-to-day operations of the office property, including maintenance, repairs, vendor management, and tenant relations.
- Lead and manage CAPEX projects and property renovations, including budgeting, contractor oversight, and quality control.
- Administer and negotiate commercial leases, renewals, and amendments; ensure lease compliance and monitor critical dates.
- Foster strong relationships with existing tenants; respond promptly to inquiries, complaints, and service requests.
- Develop and manage annual operating budgets and monthly financial reports, including forecasting, variance analysis, and cost control.
- Ensure property operations are in full compliance with safety standards, local ordinances, and company policies.
- Collaborate with ownership and asset management teams on strategic planning and value-enhancing initiatives.
Qualifications:
- Minimum of 5 years of experience in commercial property management, preferably with office assets over 100,000 SF.
- Proven experience in managing capital improvement projects, including scheduling, contractor supervision, and budget tracking.
- Strong understanding of lease structures, lease administration, and commercial lease negotiation.
- Exceptional communication and interpersonal skills, with the ability to work effectively across internal teams and with tenants.
- Financial acumen, including budgeting, reporting, and financial oversight.
- Proficiency in property management software (e.g., Yardi, MRI, or similar platforms).
- Bachelor’s degree in Real Estate, Business Administration, or a related field.
- Professional certifications such as CPM (Certified Property Manager) or RPA (Real Property Administrator) strongly preferred.
