Facility Manager - Job Description
Summary of Responsibilities
Part time (25 hours a week). Non-exempt. Manages and maintains smooth operation of the library building and grounds. The Facility Manager ensures that the library is a clean and safe environment for the public and staff.
Pay Rate
$30 per hour. Commensurate with experience.
Education/Experience
Minimum requirement of high school diploma or GED. 1 year of professional or technical experience in building management.

Essential Duties and Functions
- Routinely monitors all facility heating, cooling, fire suppression, elevator, electrical, plumbing and security systems of the library. Maintains and/or oversees maintenance by contractual arrangements to ensure that they are always in proper working condition
- Evaluates and maintains the condition of library furniture, flooring, ceiling, lighting, entrance ways, patio, and water fountains
- Responsible for maintaining a safe environment in all weather conditions/ is responsible for contracting/overseeing snow removal, lawn/yard maintenance etc.
- Maintain routine daily, weekly, monthly, and annual equipment maintenance and inspection logs
- Works with appropriate persons/agencies and library staff to resolve any issues
- Coordinate with and inform the library staff on work issues
- Maintains library facilities equipment, i.e. vacuums, ladders, cleaning equipment, etc.
- Orders supplies and materials
- Maintains contractor files and building equipment documentation, using an electronic format when practical
- Contact and meet with contractors to obtain estimates for maintenance projects
- Responds to after-hours building emergencies and security incidents
- Participates in developing policies and procedures that affect the use of supplies and facilities
- Performs other duties as assigned
Required Knowledge, Skills, and Abilities
- Familiarity with and knowledge of relevant maintenance equipment, trade principles and maintenance of public buildings and spaces
- Ability to prioritize daily task list
- Ability to read and interpret instructions related to equipment repair and maintenance
- Ability to make independent decisions based on good business practices and library philosophy
- Ability to work independently with minimal supervision
- Effective communication skills
- Detail oriented
Working Conditions and Physical Demands
When completing daily tasks, the following working conditions and physical demands apply: Work regularly demands heavy physical effort in the handling of materials, boxes, carts, or equipment. Regularly lifts and carries books and materials weighing as much as 50 pounds. Regularly bends and reaches to change light bulbs. Work requires standing for extended periods of time and the ability to safely climb ladders.
Employment Clearances
Must have FBI criminal history, Pennsylvania Child Abuse and Pennsylvania State Police Criminal History clearance that qualify the individual for employment.
