Job Summary
Support the General Manager through oversight of day-to-day property operations, ensuring high levels of tenant satisfaction, and maintaining the physical and financial health of the property. The Assistant Property Manager will also oversee office administrative tasks such as budget inputs, scheduling, and record-keeping while ensuring compliance with company policies and procedures.
Essential Job Functions
Draft correspondence and/or notify tenants with information relating to lease issues, tenant improvements, maintenance, etc.
Provide administrative support managing all properties under the General Manager's supervision.
Assist the General Manager in creating operating budgets for each property. This includes corresponding with and soliciting quotations from vendors for various services.
With respect to contracted services, assist the General Manager in the overall execution of work services.
Support the General Manager in all aspects of R&M planning, and subsequent execution of work to which should meet contract standards.
Process, track, and support any insurance claims to ensure proper closeout, and future mitigation of exposure.
In conjunction with the General Manager, work with in-house and third-party professionals to ensure local codes and regulations are tracked and complied with.
Organize, track, and support the General Manager in closing open violations and applications
Support the accounts payable team in collecting tenant rent and sales when necessary.
Review invoices for accuracy and timely payment.
Perform general administrative and operational functions of an office manager.
Support for the onsite team during on-call emergency responses.
Coordinate utility account transfers when necessary
Maintain positive tenant relations and promptly respond to all tenant requests.
Assumes additional responsibilities and performs special projects as needed or directed.
Qualifications
Prior CRE experience is a MUST
3-5 years relevant experience
Proficient in Microsoft Office, including Excel, Word and Outlook.
Strong organizational skills.
Success in multi-tasking while maintaining a strong attention to detail and desire to perform projects and actions with the highest quality results.
Maintaining personal skills and establishing relationships in order to advance professional networks and facilitate communication both within and outside the company.
Excellent communication skills, both in written format and oral presentation.
Ability to prioritize, work under pressure and adhere to tight deadlines.
Demonstrated self-starter, able to work independently with minimal supervision.
Ability to be proactive and demonstrate initiative in projects and tasks.
Base Salary Range: $90,000-$100,000. This represents the presently-anticipated low and high end of the Company’s base salary range for this position. Actual base salary range may vary based on various factors, including but not limited to location and experience.
